His invaluable suggestions to make particular home improvements, but improvements tailored to attract buyers needs, helped ensure a quick sale at the best price. Following his advice, we utilized Compass's consignment line of credit to complete upgrades all within eight weeks. The result of this our home sold in just two weeks, well over asking price, with a 10-day escrow. If y'all follow my reviews, you'll know I'm not HUGELY prolific, but if I enjoy a good experience or encounter badness, I am happy to write about it. Today, I'd like to discuss my realtor, Zach Kransman. I've known Zach socially for years, as members of a volunteer organization in Los Angeles. When it came time to sell our home in Burbank, naturally his name came up, along with some other realtors I know. I was of mixed feelings contracting with a well known acquaintance - you know - "friends shouldn't do business with friends if they wish to stay friends..." Fortunately that chestnut proved incorrect this time... After meeting with a couple of folks, we decided Zach would be our best choice. His presentation was relaxed, but extremely comprehensive. He had an answer for nearly all of my questions, but more importantly, if he didn't know the answer, he wasn't afraid to say he'd find out and follow-up with me. We had lived in our home 25 years. Even though we had started prep for the sale, doing the obvious, we had no idea what was needed to be competitive in today's market. Zach recommended a number of minor tweaks, a couple of biggies, and professional staging. After a debate between my husband and I, we decided to accept most of his recommendations. The best decision, I must say... Zach has a list of vendors as long as my arm - folks to do help move and load, folks to do all the various inspections, handymen and women for the refurbishment... you name it, he's "got a guy" for it... During the process of doing final work - moving out into storage pods, pre-sale inspections, finishing details (including refinishing hardwood floors), Zach was always there with a calm word, supporting my anxiety and concern, helping guide us through the myriad of problems that this sort of effort wil produce. I can't stress how helpful he was... As a member of the Compass realty network, Zach has numerous resources available, many of which we took advantage of with great results. The most important - once we were moved out, but before the serious work started, Zach was able to take a couple of quick snapshots of the house and do a private listing on Compass's internal network... sort of a preview or "pocket listing" situation. Zach showed the house a couple of times to realtors and their clients. (Zach is always present for a showing) In the end, three days before we went to MLS, before we had settled on a final selling price, we received an offer $200,000 over our estimated list price! This is why we hire a realtor, folks... to get the sale. Even though we were insistent we didn't want to artificially gouge due to the recent nearby wildfires, we certainly wanted to maximize our investment and acquire a fair price. Goal achieved!! Buying and selling a house is a major financial event. it is also a huge emotional event (listing in the top ten stressors in life). Zach has the knowledge and experience to navigate the financial maze, but more importantly, the emotional maturity to be supportive and soothing for the mental turmoil one experiences as you journey through this transaction. I give my strongest recommendation to anyone considering Zach Kransman to be their realtor.
