Most important think for a buyer to look at is if the floor plan of the home is suitable for his/her living requirements to make you happy. Check the home owner's disclosure and get familiar with the conditions of the home with reference to the important factors like roof, furnace, hot water heater and general condition. Make sure all improvements have been made with the township permits. Don't get hung up on small things like paint, carpets, funky odors, popcorn ceilings, etc. These things are minor and can be corrected.

Prior to putting the home in market, invest in a professional home inspection. A peace of mind comes from not worrying about unexpected issues for repairs that could come up from the buyer's inspection. Remove clutter. Prospective buyers are attracted to clean homes and they see it as a sign that the home is well cared for and establishes a level of trust and creadability. First impressions are lasting impressions.
