Patrick recommended a list price that was below what we sold the house for so if we'd followed his advice we would have gotten thousands of dollars less than we did. We expected advice on how to maximize the property's value and got none. Patrick said the photos wouldn't show the dirt. They did. After some of the photos were retaken in haste, the photos still didn't show the property as well as they could have. We told Patrick that we required a downpayment with all offers and he refused to require any. We told him not to show the house to a specific individual and they did anyway. His assistants who did most of the work aren't licensed realtors. They didn't update the flyers in a timely manner. There was a lack of advance notice on the closing date and time which could have been scheduled a month in advance.
