Austen did a fantastic job when I recently bought a cabin on Lake Panguitch! He knows the area extremely well which really helped me be confident that this was the right cabin and area for my family. He was excellent with communication as well. Always calling when he said he would and using text and email to provide additional information. Tracy made sure all the paperwork was done correctly and made the transaction happen as quickly as it could. I've bought and sold over 10 properties and can't remember having one go so smoothly!
No way to know on negotiation skills since he failed to get me the information needed to be able to make an offer. After I called him three times trying to get it, I gave up and found another agent.
Tracey and His Son Austen make an impressive team. They bring real world knowledge and expertise with a small town humility that make you feel at home and comfortable and that you have someone at your side you can trust in a place you know little about. Tracy and Austen went out of their way to show us numerous homes in the area. When we finally decided on a property, they worked day and night to help negotiate the sale. Thanks to their help, we were able to move in within 30 days. I would highly recommend that they be consulted on any property within the area.
Tracy represented us as a buyer in a recent transaction for a property in Hatch, UT. Tracy was also representing the seller, which is somewhat unusual, but which I, as a buyer, find more efficient.Just like every other real estate agent I know, Tracy calls himself the "number one" agent in the area. In this case however, it may well be true.I am used to dealing with real estate agents in a large metropolitan area, which (with few exeptions) I found to not be very knowledgeable about the property they are selling, impersonal, and always in a hurry. Not so with Tracy who took a lot of time to teach us about the area, the property and the surroundings, when he first showed us the property. There was a lot of follow up through email and Tracy went out of his way to find the information we were looking for, by personaly visiting the county recorder's office, contacting the owner, and digging up names of contractors that did work on the property in the past. During the entire process, he also seemed very honest and transparent about the situation of the real estate market in the area, the comps (or lack thereof) and the reasons why the property was priced the way it was.When it finally came time to enter into contract, Tracy was very dilligent following up both with us and the seller in countless offers and counteroffers, and help us negotiate, he even arranged to send contractors to the property to give us second opinions on certain repairs to be done.The best came after closing. Not only did we hear that Tracy sent his staff to help the seller (a single woman) move out of the property to expedite the transaction, but Tracy also provided us with lists of handpicked local providers to meet our various needs (from wood delivery to deck repair, and a retired roofer friend).Compared to my experience with big city real estate agents, it was refreshing to see that there are still real estate agents who know the true meaning of customer service.
My wife and I would highly recommend Tracy and Austin (Stagecoach Realty) if one is interested in purchasing or selling any type of real estate. During our transaction, they demonstrated integrity, honesty, professionalism, patience, and an outstanding knowledge of the area. Tracy and Austin also provided us with invaluable information regarding the transfer of water rights and easements (federal and private). In fact, they made sure everything was put in place so these transfers were navigated successfully at the transaction's close. We have had the opportunity in the past to work with other real estate agents in purchasing mountain real estate in southern Utah and have not found anyone as thorough and knowledgable as Tracy and Austin. Due to the technicalities involved in the purchasing of our home at Panguitch Lake, LaNae and I feel fortunate to have had Tracy and Austin representing us and our interests and will follow suit in any future transactions in the area.Travis and LaNae
Knowledgable and honest. Kept me abreast of all activity related to the purchase of this property, including realestate law in the state of Utah. Options were offered along with Points of Contact for discussions concerning this sale. These Real Estate Agents were available 24/7, and were prompt with their responses that needed some investigation of my inquiries. I would highly recommend this agency and these Agents for any realestate transaction, whether you are buying or listing.
Tracy Armstrong at Stagecoach Realty made my home buying experience very simple and quite enjoyable. Tracy is very personable, passionate about his work, and really knows the real estate business.
