Our 6-month experience with Tonda and her "team" was awful. We chose Tonda because she had decent reviews on this site (I have since seen her bad reviews on other sites) and was very responsive to our initial inquiry. She did a walk-through with us immediately and all seemed well, other than her low listing price she insisted on.We soon realized there was minimal communication and hardly any effort. While she did list the house online, there was one terrible, amateur picture that looked like it was taken from a phone from the road, and a two-sentence description just mentioning the square footage and number of bedrooms. None of the amenities were mentioned, of which there were many. We had to keep nagging to get professional photos taken and then posted. She never did update the description, even though we literally wrote one out and sent to her to use as a template. Her reason, when we finally heard from her, was that she was waiting until new flooring was in. Nothing changed after the flooring went down, though. Our first offer was sent to us at 10pm on a Saturday, with a deadline of midnight. She said the other realtor sent it late, though the offer was dated for days earlier. It went under contract. The buyer had a litany of demands (we had paid one of Tonda's associates hundreds for a pre-inspection already - no issues). The buyer backed out right before closing. We inquired about the earnest money and were told that since the due diligence period had been extended, we wouldn't get the earnest money. Even though there were no structural or safety issues found. She had not mentioned anything about due diligence prior to this, did not explain the implications, etc. We had another offer shortly after. It happened almost exactly the same way. Went under contract. List of outrageous demands, including things like a new roof. Backed out at the last minute, after it was under contract. We were never even given a reason, but we were told we wouldn't get the earnest money again. ...Round 3. Another offer. Under contract. List of demands, with which we complied. Spent over $5k on unnecessary upgrades like a new water heater (nothing was wrong with the old one - it wasn't even old) and carpeting in an outside sun room. We were literally locking the house for the last time, days from closing, when we got a casual email from the office person saying the buyer backed out. We called. Tonda's husband answered. He told us the buyer's funding fell through and made a bunch of excuses and promises. We were ready to find a new realtor when Tonda finally called us back days later (after multiple calls, texts, and emails asking for her to call). She said she didn't want to call until she had good news. We had another offer. This one ended up being our buyer. We still had to nag and nag for that earnest money, just for Tonda to do her part of the process. It was almost a month later, still no earnest money. The 4th one actually made it to closing, thank you Lord.No one from Tonda's team showed up for the closing or called, and when asked beforehand several times what all was remaining for us to do, we were told to read the contract again and do whatever it said. At closing, it came to light that Tonda had been telling the buyers and buyer's agent that we were the ones taking forever to sign and return documents, that we refused to reschedule the closing at the buyer's request, etc. None of that is true, of course. We were never told about a reschedule request, and throughout every offer, documents were almost always sent late in the evening, days after the date on the form and several times PAST the deadlines on the forms. We were always told the buyers, the buyer's agents, the lawyers, whomever else, was late in sending it back..or some other excuse. Every.Time. She said she didn't show at the closing because she was sick, then she literally sent a document to sign for the closing (which had been signed already twice before) 3 hours AFTER the closing! We had been given excuses on so many occasions, about Covid and the economy, they blamed their admin, they blamed other realtors, they blamed their own broker (for whom they would never give us contact information), they blamed the lawyers. There were always a bunch of promises (when we could actually get in touch with anyone) and excuses. This was a harrowing experience, one we would not wish on anyone else.

The good news is that the home sold within months at market price. However, I never felt that my best interests were fully represented with this agent. Nearly every request was met with an excuse. I asked for the listing to go live before a major local event (The Masters) and it did not. I had to take my own pictures to try to get the listing active quickly since her photographer was not readily available. No professional pictures were ever taken. From random people showing up to my home unannounced for showings, to the lack of coordination between the agent and her employees and trouble reaching the agent or her not returning calls in a timely fashion, the entire experience proved maddening and made worse by the agent's sometimes lackadaisical attitude.
