I was a first-time homebuyer, unsure of what kind of home I wanted but I knew where I wanted to be. Tanesha helped me out tremendously! She was patient as we hopped around from house to house and answered all of my questions. Once I found a home, Tanesha's knowledge and experience with the home-buying process made my life a WHOLE lot easier. She knows the paperwork, the people to contact, and potential problems to avoid. Ms. Speed was very helpful in helping us find our home. Other Realtors we've dealt with failed us because they were always preoccupied, had a lack of communication or would try in a forceful way to get us to make decisions. It took us just a little over a year to find the home that met our needs. Just when we thought all hope was lost, We met Ms. Speed who helped us find our home. Ms. Speed contacted me and said, "there's a house for sale you may be interested in. When can we meet?" And of course, it was the house we wanted. We said yes to the address! Thank you, Ms. Speed.

Tanesha Speed represented me in buying a property, I was an out of state buyer.She failed to send or show me a copy of the Point of Sale (POS) for review which consisted of nine pages of information and violations. I learned a out the POS from one of my contractors who informed me to pick up a copy of all the violations.Had I had a copy, I would have chose a different property because I was looking for a move in ready home in the $200k plus price range. Instead I am facing tens of thousands in repairs that were listed on the POS as completed. For example, POS stated remove dead trees from entire yard. This one, I didn't need to hire an inspector to see the dead trees and huge pile of tree branches, to know this is not complete and should be addressed. I spoke to the inspector and he informed me that I should have brought this to the Seller's attention before purchase as the violations are done to Cleveland Heights satisfaction.I have had several estimates and all range from $7k to $10k to remove the dead trees and cut trees that was left on the rear of property.She never gave me any comps for the property. She never gave me her business card, even though I asked twice.In the few weeks of owning the property there has been a steady stream of contractors bidding on needed work and I have spent thousands. Plumbing,electrical,roofing, tree removal,porches,waterproofing and sidewalk repairs are estimated over $50k to repair or re-install properly.I had picked out at least five homes over $200k, when she told me everything was solid workmanship with this property, I trusted her 15 years experience and placed an offer without seeing or knowing of the detailed POS available. As stated, I was relocating from out of state,it is not a required document in the state where I relocated only a Seller's disclosure and home inspection report. As a relocation specialist I expected a package of information needed to make an informed decision. I emailed her weeks after closing that I discovered the POS violations and she gave no response.The POS is a negotiating and informative document available in order to transfer property in Cleveland Heights, that my Agent failed to share prior to making an offer ,during the home inspection or purchasing. I am lost for words how a veteran Agent failed to give an important document.Tanesha had several opportunities and time to share with me the POS.Her years of experience and education does not match her negotiating,knowledge of basic Real Estate transactions and communication skills,it is well below par. As a result of rookie mistakes I dissolved our Buyer's Agent agreement. She made her commission and I am battling a mountain of repairs.
