1) What advice would you give a buyer trying to purchase a home?
Please choose your buyer specialist carefully, they are not all created equally. This maybe the largest investment of your lifetime and a knowledgeable local expert with an excellent reputation is the best way to ensure success. A great agent will save you money, time and stress!
2) What advice would you give a seller trying to sell their home?
Choose a top agent with a track record of success and take their advice on preparing your home for the market and proper pricing. Always choose maximum market exposure and stay away from agents offering gimmicks and those who promote pocket listings and in-house sales.
3) What types of clients have you worked with?
I have worked with most every type of client both buyers and sellers: first time home buyers and sellers, real estate investors, retirees, military families, estate administrators, attorneys, equestrians, developers, builders, REO and Ibuyers...
4) Describe a recent transaction you are fond of. How did it go?
This is a tough one to answer because I have so many fond transactions and great clients. I sold a 40 plus acre horse farm that was an ideal property for subdivision and new homes for our military buyers who want to have access to our county schools yet be close to Ft. Bragg. We were up against a municipality with a ‘no growth’ mindset who tried to stop even a very conservative subdivision with lots 2 acres and up in size. It took careful study of the towns UDO but I was able to figure out a plan that they could not stop since it adhered to all the zoning requirements and regulations. We were able to get the subdivision through without having to go through the usual months long processes. We now have several beautiful new homes, happy homeowners and happy neighbors. The seller even gave me a large and unexpected bonus for my hard work and dedication which was icing on the cake!
5) How did you get started in Real Estate?
I started as an appraiser and moved to RE sales in the late 90’s. I had instant creditably and a great client base and reputation from the relationships I had formed with banks, attorneys, homeowners and Realtors. I believe my extensive knowledge and experience as an appraiser has proven to be invaluable in my real estate sales career.
6) Do you have any special education or training that will benefit your clients?
State-Certified Residential Appraiser and educational requirements for General Certified Appraiser; I bought, renovated and sold homes in my early years in the business (I learned to lay carpet, shingle a roof, install fence and light fixtures); I have acted as my own contractor and built 3 homes/horse farms; I have developed my own real estate; I have multiple investment properties both residential and commercial; I have donated conservation easements on my own land and appraised them for others; I have completed multiple 1031 exchanges on my own properties as well as clients; I have served as an expert witness in eminent domain and I own the largest real estate office in the area.
