Have a pre-approval in place. Many sellers will not accept an offer if you do not have financing or proof of funds. You should also keep 1% in your head for earnest money. Many realtors in our area are moving to this percentage.

Professionally clean your home. Homes that are not professionally clean take longer to sell. Buyers are very aware of home maintenance and care and a cleaner home makes them feel it is cared for.

I work with buyers, sellers, investors, developers, relocation buyers, 1031 exchange, divorce clients, and estate sales. I will do commercial sales if it does not include the business.

We negotiated the repair, accounted for the costs, and we still closed on time within the 3-week timeframe! Deadlines were tight, but everyone kept their cool and things came together at the last hour.

I was an assistant for years. I was generating a ton of online clients looking to relocate, locating properties, drafting marketing plans, and creating amendments. I realized real estate was not at all about sales but more about education and follow-up. Once I realized I did not have to sell to anyone and could be a good person and help people my world shifted and I fell in love with sales. I am a broker first and foremost. I also have two certifications in new construction (CNHS and RCC), these certifications mean I know the building process from start to finish. I have built and sold more than 100 homes so I also have a keen understanding of the process from that. I also have 3 certifications in the luxury real estate market. I like to understand what this demographic wants and needs. I have other affiliations with Tom Ferry, Realmand Leverage. Tom Ferry is a coaching group that also has a network component, Realm is a luxury networking group, and Leverage is the final affiliation that allows me to network with other independent brokers.
