What clients say about this agent....
Although we worked with Suzanne to buy our first home in 2016 and thought she was an amazing realtor, we warn whoever works with her now that her professionalism and dedication to her clients has morphed into dismissiveness, poor communication and subpar work ethic. Out of loyalty, we sought Suzanne to sell our home she helped us buy. We expected the same great service we received in 2016, but quickly saw from the first meeting that her attitude towards real estate had changed. She visited our home for an informal meeting, quickly looked at our house, and without presenting us with any comparables or writing down any details about our property, she gave us a number for sale and then, for the majority of the meeting, discussed how she did not want to work as much as she had in the past. We completely understood this sentiment, especially in the time of COVID, but did not understand to what extent she meant it until she shirked the majority of her responsibilities as listing realtor and reaped the profits of a $390,500 sale for approximately three hours worth of work (if we are being generous...she did not meet with us other than our first informal meeting and spent about 45 minutes on the phone over a three month period of sale, and also did not discuss the overall sale process and the contract of sale). Here is what one typically expects from a listing realtor versus the treatment we received as her clients. The listing realtor typically helps the client prepare their home for sale. Suzanne visited our home once for an informal look, took no notes, and did not offer advice for staging. The listing realtor typically hires a professional to take photos of the home. Suzanne mentioned she had a professional photographer, asked that we only provide some shots for the ?Coming Soon? MLS listing, and, then, when it came time to post the listing photos questioned where the rest of the photos were for the listing, implying for us to take them. Since I am not a professional photographer, taking and staging the house on my own took me days to complete between researching how to do it and trying to decide the best staging for the photos. Suzanne?s contribution? Zero. The listing realtor typically helps their client decide on a price. Suzanne gave us a price, but provided no comparables or research. When we mentioned this to her and her broker, she even lied about completing comparables, stating she had them during the informal meeting; however, we never received a report and she has no paperwork and took no notes. She has no record or documentation of the report AND she also listed our house in the MLS with the wrong number of baths and flooring material, further proof she did not complete comparables because she hadn?t even bothered to ask us about our rooms/baths and details about our home. The listing agent typically markets the home. Other than posting it to the MLS, Suzanne did not make any effort to market our home. We even reached out ourselves and asked her to do an Open House. Suzanne responded she was out of town that weekend and that it was not necessary; we would receive ?plenty of offers.? We had one FHA that required us to do more renovations to our home. The listing agent typically reviews contracts and offers. Suzanne NEVER reviewed the selling contract with us let alone even initiate discussion about the sale process overall. She briefly discussed the offer with us, and when we expressed concern with an FHA loan, she stated we had no other offers and pushed us towards that one. Most importantly, because Suzanne DID NOT review the sale contract with us, or even question us about what we were including or excluding in the sale, we ended up losing about $4,000 in a newly purchased washer, dryer, and refrigerator. We found out, from the buyers (that she told us to contact directly because she did not even feel like communicating back and forth with them) that our washer, dryer, and refrigerator were included in the sale. When we confronted Suzanne and the broker, Suzanne lied and stated that she asked us during our first informal meeting -- the meeting where she took no notes and provided no documentation or research. She took no initiative to help us or remedy the situation and, when we asked for compensation from her and the broker, they mocked us, stating that ?all appliances? was ?plainly? stated in the contract. And while we acknowledge that we signed the contract with the words ?all appliances,? we expected our realtor to ask us about what was included in the sale in the first place. Moreover, without Suzanne, our agent, our supposed protector in this sale process, reviewing the contract with us, the word ?appliance? seems like a general explanation of what is included. There was no specific listing in the contract of which appliances were included. We hope this review saves someone else from being taken advantage of and having such a horrible experience, as we did.
Suzanne helped us buy our dream house back in 2009. She was patient and attentive to our needs. We looked at 26 houses before we settled on this one. I will totally use her again if we ever decide to sell.
We have used Suzanne twice and both times were great experiences. Our house sold very quickly, we moved within 90 days. She was very patience, understanding and professional. We will use her again when the time comes.
Suzanne always does whatever it takes to help get it done. She goes above and beyond to make sure her clients are satisfied. She helped me sell my house and helped me find my new home. At one point things had fallen through on the sale of my home and the purchase of the property I wanted.. but she was right there the whole time. Helped me find a new home and renegotiated with my original buyer who had located another home when things didnt come together on the home I wanted as planned. She has had the patience of a saint with me and my family in our pursuit of the perfect home.
Suzanne was excellent help in finding our home. She contacted every house we wanted. She answered every question and helped us with every step of the process. Very professional and friendly. An excellent realtor. You will not be disappointed.
Suzanne was the perfect realtor. We were buying our first home and didnt really know what we want. Im the type of person who needs to see all of the options before making a choice and she was patient with us and took us to a ton of properties when it was convenient for us. I remember seeing 7 houses one Late night in the rain and she was happy to show us. She was knowledgeable about every area in south jersey and in the end she made sure we got the house we wanted. If your looking for a realtor shes the best choice and a pleasure to work with. I will be going back to her when we move again no doubt - I recommend her to all my friends and family!!!!
Suzanne Cunningham did an amazing job to get us into our new home. Im extremely happy with her knowledge and commitment to help us get into our house.
One word? Excellent! Suzanne made our home buying experience pain free. Her professionalism and knowledge about real-estate was very impressive. She took the time to drill down and figure out exactly what we were looking for in our new home. When it was all said and done she guided us to the perfect home in a very nice neighborhood. We will always be grateful to Suzanne and we consider her family. Sincerely, The Oates family.
I have referred many people to Suzanne, all of who were very happy! Every person whom I referred bought and sold their homes with her. She is a straight forward, tell you the facts kind of person. She will work hard for the buyer/seller interested until the deal is done. She is also very knowledgeable of the real estate business. Suzanne is a pleasant agent to do business with.
I have worked with Suzanne to sell 2 and purchase 1 house. I would recommend her to anyone and I wouldnt even think about going elsewhere when the day comes that I am ready to sell again. Suzanne goes above and beyond and truly understands who she is working with and their wants and needs.
