My husband and I are truly confused by the raving reviews regarding Sue Goodhart all over the internet. We wanted to sell a rental property and initially reached out to Sue given the enormous amounts of positive reviws We were completely not expecting the poor response time and lack of communication from her team. 1) Sue was completely unhelpful in prepping our home to get ready to put on the market. The one contractor she did help us get charged $1000 just to cut grass and cut a few tree branches. The reason we know this was completely unreasonable was because we ended up changing to another real estate agent after terminating our contract with Sue who had the entire grass redone with extensive landscaping at a much lower cost and showed up at the home multiple times herself to supervise contractors so that we would not have to coordinate everything ourselves. 2) Sue charged an extremely high commission for very little work. We were never contacted after open houses with any feedback regarding how the open house went. We never received any phone calls from Sue throughout the entire home selling process and would receive one small weekly email with updates. We gave her multiple instances of waiting to see if she would get back to us, each time to be disappointed. After the third time of requesting to speak with her after lack of response to emails my husband kindly expressed that it is difficult to get a hold of her at times and she snapped back aggressively that she has been busy. We are completely understanding of the fact that real estate agents have their own lives, however, given our 2 month contract with her this happened in every interaction with her. There were multiple occasions during which time we had a scheduled phone appointment with her and she never called at the scheduled time and never bothered to give us the decency of reason for cancellation of the appointment. 3) My husband worked hard to prepare the home to get it ready for staging purposes. One of the contractors there the day prior had left one water bottle in the kitchen and a set of keys. The stagers came and sent Sue a message with a picture of the water bottle and keys stating, "They couldn't work in these filthy conditions." We had paid 2 house cleaners over $500 to get the house spotless. There was no other debris. Rather than advocating on our behalf, she texted my husband (one of the few times she did try to contact us) aggressively stating she could not help us if we were going to leave the home in that condition. We were beside ourselves. The stager charged us an excessive amount for terrible staging and Sue didn't supervise any aspect of the staging. 4) Sue did not present offers to us in a timely manner. Rather than calling as is typically expected with any offers she received she would send us an email. We had an incidence of receiving an offer for the home that was sent to Sue per email time stamp two days prior to her ever contacting us with the offer. 5) Unfortunately our initial offer on the house fell through due to buyers backing out after home inspection. They had a back up offer on another home and did not wait for us to fix the home inspection issues and merely voided the offer. The subsequent buyers backed after prior to home inspection due to looking into the neighborhood crime rate after officially putting in an offer. We did not challenge this and easily returned their earnest money deposit. We had a final offer on the home in which the buyers wanted to back out after submitting an offer because "their furniture wouldn't fit." We told Sue at this time we had 3 dings on our home resale offer and if they were going to back out for such a ludicrous reason we wanted to keep the earnest money deposit. She told us we had no option but to terminate the contract. My husband formerly practiced real estate law and this is NOT the law. This was the final straw. Sue seemed more concerned for advocating on the behalf of others rather for us.6) Sue made us sign a contract in which we were not allowed to terminate the contract unless we paid a $5,000 fee prior to end of a 2 month period. If you must go with Sue please do not sign this contract. The subsequent agent we hired was nothing but wonderful and helpful. She got our house sold within 2 weeks with frequent communication and attention to detail. She had a significantly lower commission charge for so much more work and she had no termination fee in the contract. I truly will never understand why Sue treated us the way she did. We are minorities. We both dress casually but I am a physician and my husband is an attorney. We never made Sue aware of our professions and I can't help but think if we had appeared more outwardly wealthy/were not minorities if she would have taken our business more seriously. Ultimately it is her loss as we will be selling another home and purchasing a new home with our new agent.
Sue has guided the sale of two homes and the purchase of one home in Alexandria. There is no one else we would engage. She and her team are true professionals, with great knowledge of the market, candid advice, and highly trustworthy.
In 45 years of buying and selling personal homes in 3 different cities, we found the Goodhart Group to be far superior to any real estate firm that we had encountered previously. We had decided to move to Alexandria, VA to help raise our granddaughter. To introduce us to what sorts of homes were available in each location, Sue Goodhart personally spent a half-day taking us to a dozen homes in various locations around Alexandria. We returned to our home city and used the websites and emails provided by the Goodhart Group to drill down on possibilities. Several weeks later, we were able to return to Alexandria with a list of 10 homes that we might want to buy. Again, Sue, Allison, and Sara of the Goodhart group took us to each location in an unbiased, helpful, low-key, very informative manner. After we purchased one of those homes, the Goodhart team was exceptionally helpful in walking us through the steps needed to purchase the home - even identifying and contacting vendors for us (e.g., a company to repair the fence on the lot). Every step of the home buying process, from first visit to closing and beyond, was friendly, excellent, top quality, and timely. There is nothing we can think of to improve the process. We recommend the Goodhart group with highest praise to anyone looking to buy or sell a home in the DC area.
Sue and her team are a well oiled machine! They guide you through every aspect of the buying process, making what could be a stressful situation easy. They are thorough, very responsive and are a joy to work with. Sue listened carefully to what we were looking for and she, Sara and Allison made it happen. We have had several real estate transactions in Alexandria and none come close to this one!
The Goodhart Group is that rare real estate company that hits all the marks: Knowledgeable, friendly, and, most importantly, real. My husband and I used them to buy our first home, and we always felt like we were getting authentic, expert guidance every step of the way. Even the lenders and inspectors and contractors they recommended to us were fabulous. Stop looking for another real estate company in the DC area, because The Goodhart Group is by far the best.
My husband and I highly recommend The Goodhart Group to any first time home buyers or to those looking to sell their current property. They helped us find our dream home as we start to expand our family. They we're extremely flexible with our schedule and always responsive no matter what time of the day. Everyone we spoke to or worked with in the office was knowledgeable, approachable, personable, and willing to answer our endless questions. As we got closer to closing they followed up on items and helped us stay on track, along the way with the bank and selling agent.
I couldn't be happier with my Goodhart Group experience. They have every aspect of the homebuying process covered flawlessly. I felt comfortable with each decision I made because I was given complete and sound advice from the team. I was almost sad to stop spending Saturdays with Sara house-hunting. Allison helped me work through tough decisions (also making them feel less tough) and was flexible and gracious when I was a needy first-time buyer. Marty patiently guided me through two different home inspections, making a stressful process actually seem fun. Once I was under contract, Sam made sure every piece went through smoothly to closing. She was incredibly responsive during a very tight turnaround between going under contract and closing. You don't build such a great business without being the best, but needless to say, Sue's experience shown through when we needed to make a few very difficult decisions. I couldn't be more grateful for the work this group put into helping me find the perfect place. I highly recommend them.
Sue Goodhart has assembled a team of truly talented real estate professionals. They are very knowledgable about the market and were thoughtful in their approach to working with us. The Goodhart Group uses the team approach very efficiently, as we had an expert for each step of the process. We had two very successful transactions both in the sale of our home at a favorable price and the purchase of a new home, again at a favorable price. The Goodhart Group was a pleasure to work with and they worked very hard on our behalf.
Sue, Allison, and the entire team were fantastic. The Goodhart group helped us buy our first home when our family was expanding, and turned what could have been a stressful time into an easy transition. Nobody knows Alexandria better, and you won't find a nicer group to work with for your needs.
The entire Goodhart Group team was extremely helpful and useful throughout the home-buying process. They were attentive to my preferences and goals during the search and always ready to help on short-notice. They were especially helpful during a tricky negotiation process and I really valued their input and advice.
