100% talk with a lender or mortgage broker. I always suggest working with someone local. My rule of thumb is, if there is an issue, I want to be able an go to their office for an explanation. :)
In short, yes. Most brokerages may have a range of what their agents can charge. There are strict laws prohibiting "price fixing" for commissions, this allows and encourages agents to offer fees based on the value they provide. You should never hear "always" or "usually" when discussing commission with an agent.
