What clients say about this agent....
We used Michael Crosbie as our listing agent. Michael did a great job, from pricing to closing. This was an unusual sale, because I was 300 miles away and needed assistance on the cleanout and many other matters. It all worked out thanks to the teams responsiveness and attention to detail. I would choose this team were I in the market to buy or sell.
We worked with Michael Crosbie. We found him to be very knowledgeable about the local market, and extremely helpful in all aspects of our house sale. Its not just a job to him; its obvious that he really cares for his clients. I think Michael is more magician than real estate agent. He took on a house that had been neglected for years, being sold as-is. After three brief showings he came away with nine bids(!) He then negotiated even better terms with the selected buyer. I couldnt have been more pleased.
Stephen and his team were professional and kind. He and his team did an outstanding job selling my home and find our new home! I would definitely recommend Stephen FitzMaurice to others who are looking to buy or sell a home. Thank you, Stephen! Please also thank your team for us!
Michael Crosbie was great at explaining the process of selling our home, helping us connect with local trustworthy contractors and explaining our different sales approach options. He was responsive to our questions but let us make informed choice decisions. My husband and I very much appreciated his assistance. Jennifer Tangvald our negotiator was equally helpful and patient . She worked hard on our behalf when dealing with buyers and helped us understand the real estate selling process. She also responded to us quickly, kept us informed and although she gave us her opinions she was careful to not push our decision making. Selling a 130 year old home we loved was not easy but they both made the process much easier than it would have been.
Michael and his team did an amazing job of advising me on the best course of action to take in order to get my home ready to put on the market. Sure enough, after an open house within two days after going on the market I had three very good offers. Michaels team was able to advise me on which offer was the best based on the ability yo close without jumping through too many hoops. Cant thank Michael and Jennifer enough for all of their guidance and support through this whole process.
Kami is very straightforward and professional. Her responses were very fast, throughout the entire homebuying experience. She was very easy to communicate with, and she answered all questions I had with clarity. As a first-time homebuyer I didnt really know where to start, and Kami was very helpful in guiding me along. I got fairly far into the buying process with a condo I was eyeing (but ultimately stepped back from) and Kami was really helpful in keeping track of what next steps were needed, and talking with the sellers agent. When I found the condo that I ultimately proceeded with, I again went with Kami and her team because I knew I was in good hands with them. Max was also super helpful for showing properties that I was interested in. Definitely recommend eXp Realty, and I'm so thankful to them for my new home!
After reading the reviews, I was literally shocked at the extreme lack of competence I experienced throughout selling my investment home. I was constantly having to advocate for myself and realized I was working with the equivalent to fast food real estate. Stephen will present VERY well on the first meeting. Then you will get passed off to a realtor youll never meet, who will never see your home and you will never have their direct contact information. It took me a long time to realize her phone number was just a generic line everyone in their office uses, mostly the administrative assistants. My agent never answered calls, and would only text back. So while I thought I was texting and communicating with my agent, it was only a generic line that office assistants were monitoring, not my agent. There were so many issues throughout this transaction, I cant even begin to list them all here. This was mostly due to their sales premise of getting as many transactions as possible, having administrative assistants do as much as possible, and agents take on as many houses as possible. To say there were issues would be an understatement. -They literally missed at least one offer (that I know of) that took them almost a full day to unearth in the mass dump pile of all their transactions. My agent literally said aEURoeI cant believe she didnt call meaEUR?(even though agents are instructed to email only) because she couldnt hide that it was missed and we had lost the ability to use it as leverage with the offer we had currently been entertaining. There is no doubt I lost several thousand on not being able to leverage the two offers I had at the same time. -Another total breakdownaEUR|. there was an FHA requirement that I had literally asked about when the buyers requested to switch from conventional to FHA. I was told it should be fine, though they clearly never bothered to check because 3 days prior to close, it was not fine, the agent never researched my question and FHA said the requirement had not been met and the sales agreement had to be thrown out and completely redone adding 8 days onto the process not to mention the stress of having to go through the entire sales process again (another appraisal, more inspection period, etc). -The correct percentage fee I was originally quoted was put as a higher percentage fee in the sales contract they sent to sign. I had to send the sales agreement back TWICE to correct the fee. This happened again at closing as they again added and extra .05% and had I not paid extremely close attention to ALL of the paperwork, I would have been out $2500 just for clerical errors. They blamed Title but title checked their paperwork and had it exactly the way Stephen's team instructed. This was a common occurrence from my experience that they would point fingers at anyone they could to cover their mistakes. I was really looking forward to the open house they originally promised and noted in his paperwork. When I inquired when it would be I was told they dont do open houses because they are basically a waste of their time as they aEURoedont sell housesaEUR?. Not sure why they tell you they will do that when they have no intention of holding the open house but will never bother to tell you that. -When they sent the original listing doc which included the private notes to other realtors, they requested buyer realtors to communicate only through email, hence missing the offer. I could not believe this was how people would handle a 500k transaction with literally everything through email (again so administrative assistants would handle everything). - There was a number of times I received NO response at all to texts. Unless I followed through with additional attempts (days later) nothing would have been said. I can only imagine what the buyers agents went through trying to get questions answered. They had a terrible relationship with the buyers agent and blamed her for everything that went wrong (which was a lot). Please, do yourself a favor, and hire someone that prefers quality of quantity as far as transactions go. There are PLENTY of discount realtors who do so much better of a job, and thankfully I have found one. While these people were nice enough, their obvious priority is bulk sales and their bottom line.
Stephen impressed with his data, and his patience as we made up our mind to sell. He advised what time of year gets the best price, how to stage (which we followed closely) and what day to launch the listing. The photos were amazing! We got three offers in two days, two over the asking price. Jennifer kept in close touch and was very responsive. We tried to make it easy for him to sell, and he made it easy for us to get through the process.
I worked primarily with Michael Crosbie and Jennifer, who both did an awesome job during each step of the transaction. Michael gave me clear, actionable feedback about how to prep my house for sale, which helped me be efficient with where my $$ went in terms of ROI. He also priced the house at the right level to generate a fast, fair offer. Jennifer was a very responsive and effective liaison between myself and the buyers. Everything went smooth once we were under contract. Big thanks to the FitzMaurice team- highly recommended!
I found a home I wanted to buy unexpectedly and it obviously had a lot of interest. I could tell at the open house there were other buyers seriously considering this beautiful house in a great location. Kami was recommended to me. I called her, told her about the house, she communicated with the seller, we put in an offer the next day, and it was accepted! I fully expected to get into some kind of bidding war so I was thrilled. Seamless experience from beginning to end. Closed early.
