When making an offer find out what is important to the seller. It's not always about price; other factors can be the closing date, inclusions/exclusions, pre/post-occupancy, contingencies, etc! Most sellers are happy to share this information with your agent & by having that valuable information when making an offer you are increasing the odds of your offer being chosen by the seller.

It is best to be sure you have an agent who knows the market well! Do your homework and don't be afraid to interview several agents and choose the one that is best for you. Agents can print their statistics right from the MLS to show you how many listings they have sold within the past year but even more importantly how long each listing took to sell and what price the listings sold for compared to the original list price. This data is so informative to you as the seller to determine how accurately each agent is pricing and marketing their listings.

I have worked with clients of all kinds and would not have it any other way! I have worked with investors and have many who I work exclusively with. Commercial property sales. High-end home sales, average homes, inexpensive homes, foreclosures, vacant land... I do it all! Every one of my clients is a priority to me, no matter the price of the home or the size of the commission! It's the client I strive for; not the commission.

In the past few months, I have had 3 different home sellers reach out to me after having their homes listed for several periods of time with other agents and no luck with an offer or sale. They all reached out to me after having been referred by someone they knew and then looked into my sales history and marketing exposure. In all 3 instances, I was able to bring them an offer (or several)!! Two of these sellers were so certain that they would not sell and seemed to doubt the reality of it throughout my experience with them. They were so over the moon when they actually received the accepted offer with so much gratitude that my heart could have exploded with happiness for them.

I have had a passion for homes since I was a child and my brother and I would watch HGTV together. Our friends always thought we were strange but it is no surprise that given that history I have become a Real Estate Broker/Owner and my brother is a contractor!
