I signed a listing agreement with Spencer Hsu to sell my home. Spencer was willing to put his own money up of around $4600 so that I could have staging and a new garage door. But it came with a price. He charged me an extra 1/2 percent commission, put verbiage in my contract that states he could reduce the price of my home by 2-3%, every 2-3 weeks If my home didn't have any traffic or interest, and there would be a lien against my home if it didn't sell. All this for $4600. I can understand the lien, but everything else, I never saw verbiage like that ever in any real estate transactions in the past. What all this is saying is that he'll go all out the first two weeks to sell my home at the highest price possible and order to get the highest commission possible, but as soon as those two weeks is over he would concentrate solely on just getting back the $4600 he put up front, by continually lowering the price of my home so that it could sell faster to get his money back. After two weeks he would no longer care about satisfying me as a client. I have since cancel my contract with Spencer Hsu, and would not recommend his services.
