Silva was my brother?s agent that was also referred by a friend .she is a very professional and honest realtor who is always available . I am a very busy person and could only visit houses on weekends! She arranged to see all my requested properties whithin my requested time not only once but for a period of 4-5 months untill I found my dream house. A friend, who recently had Silva as his buying agent, referred her to us and Silva helped us purchase our first house. There are several reasons why I would recommend Silva:- She walked us through the entire process. She helped us decide which neighborhood best matched our needs by showing us houses in different neighborhoods and driving us around to get the vibe of the neighborhoods. She helped us understand real estate and mortgage terms, and gave professional comments whenever needed.- She was patient during the entire process, which took more than three months, and eventually found us a house that my husband, my in-laws and I absolutely loved. (My in-laws will be staying at our house part of the year.) Considering that each of us were going after slightly different criteria, I did not have high hopes for finding a house that we all liked, but Silvas patience, knowledge, and years of experience made this happen! Depending on our schedule, she accommodated weekday as well as weekend showings for us, despite her busy schedule. In addition, she was always quick to respond to our calls and emails. - Silva gave us honest comments on the houses that she showed us. If there existed issues that we had not noticed, she would point them out rather than hide them, and she never pushed us toward placing an offer on a house that we did not feel comfortable with. I believe she put as much energy and time into our house search as she would if she was helping a family member or a friend.- Once we found our ideal house, she managed to negotiate the selling price to a few thousand dollars below our expectation. The financial team that she worked with managed to secure a great loan for us at incredibly low origination charges and the lowest rate since we started our house search.I would recommend Silva to any one who?s looking to buy a house in San Diego area.

If you are new in SD, if you are in the market of new construction, if you are worry about your biggest investment, go will Silva!We just moved to SD from another country and bought our first house in SD and US with Silva and despite all of these, she made it a very pleasant experience for me and my (very) young family. Here is why:1) Silva is ORGANIZED and OBSERVANT; knowing that we were new in the area, she told us that she would take us to different part of the SD county and show us houses for at least a week so we can get a feeling of different neighborhood and decide which one we would like the most. She also quickly identified what we liked and tried to narrow down the search to our liking.2) Silva is RESPONSIVE; she was always quick to get back to me answering my questions, emails, SMSs and addressing my concerns, even as late as 10:30pm.3) Silva is PATIENT; she showed us literally 40+ houses in the period of 6 weeks, sometimes with 4-hour session per day for the whole week. More importantly there was not even a single moment that I felt being pressured by her to make a decision unlike a lot of other agents. We changed our criteria several times and she ended up showing us houses ranging from 500k$ to 1.1M$ without slightest hesitation.4) Her goal is your SATISFACTION. Even after we signed a contract, she still showed us houses (during the legal window that we could cancel the contract) just to make sure that we would not lose other opportunities and we would not have any regrets.5) Silva is an EXPERT NEGOTIATOR; we ended up buying a new construction from the builder, for which most the people think they dont need an agent for. She insisted to be present during the whole process to guide us through (which most of the agents dont do since they know that their commission is guaranteed by the builder at that point) and she managed to get a nice discount from the builder, which would have not been possible without her negotiation skills. We also has some problems with builder, which she finally took care of it and somehow forced the builder to solve them.She is now one of my family friends and has become the local-go-to-person for almost anything; just one week after closing the house, there was a brush fire starting from a canyon close to my house. My wife called me at work in a panic mode and told me she could see flames from window (all turned out good at the end). I immediately left work and headed back home. However, I was not the first person getting to my family; when I arrived I saw Silva there ,ahead of me, playing with my 7-months old daughter and calming down my wife .... and that is PRICELESS!!!
