We do not have experience working with realtors previously (we are first time home buyers) but from everything that we heard from family & friends, Shilpa beats them all. That was something that me and my wife were looking for, to have the space for us to make the decision. It can be very challenging as first-time home buyers especially in the crazy housing market. Shilpa was always alongside to walk and guideus through the process. We can divide our experience with her into three major categories:1) Right neighborhood: We did our research for about six months before reaching out to Shilpa. Our minds were set on a couple of areas based on our criteria: good school district, safe area, bigger lot, etc. Talking to Shilpa, she brought other perspectives that we had not thought about. The input was very insightful and helped us to make better choices. 2) Guidance for bids: Several of the bids for the houses we liked were astronomically high. Shilpa always kept us grounded and did not let us get carried away with the market's bidding wars. At times, we wondered if we could ever find a house. Long behold, she not only found us a house in a much nicer neighborhood but negotiated the price (yes, in this crazy market). We probably saved $300-400k on it. 3) Closing: With the stock market tumbling, banks had changed their pre-requisites and we had to look for alternate lenders. Shilpa took it upon herself to help us find some. She reached out a number of folks in her circle to identify them. She was on top of the whole process making sure that nothing went side ways and that the closing went smoothly. Shilpa was with us every step of the way and definitely went above & beyond in many aspects. As we got closer to the end, she also helped us with getting the fumigation folks ready, connected us with a couple of contractors for repairs amongst many others. She has an attitude of not letting go and will can make things happen irrespective of what challenges may arise. I would recommend her to anyone within a heartbeat.

As first time home buyers we had no clue as how to take on the monumental task of searching for a home and actually succeeding in a very hot market such as the bay area! Shilpa was quite knowledgeable, detail oriented, persistent and also very flexible and adaptable to our schedules and needs. The process was long winded, given a very competitive market and without her guidance it would've been much harder for us to get a realistic sense of the market and what it takes to put in a competitive offer. We found Shilpa via Zillow when we were looking to buy a new home, and I cannot stress enough that we lucked out by finding her. Shilpa was super responsive right from the get go, accompanied us to various listings and had some great feedback about the houses we were seeing (e.g. longevity on the kind of roof on the house, pointing out cracks etc that the seller had patched up), she also had great suggestions on which modifications would be easy to make in the home and hence should not be a blocker, called out resell ability of a house, - all of these are amazing to have in your realtor. This is our 2nd home purchase, and our last realtor did none of this. Given the old houses in the Bay Area - this knowledge and guidance is super duper important. The biggest selling point about Shilpa is how she is in constant touch with the seller agent to be in the know of how many buyers are interested, and even what sort of bids are coming in. This helped us save 200k-300k in the house we bought. We were ready to bid higher, but Shilpa was confident we can get this home in Sunnyvale only 10k above asking, and we did. When we were getting frustrated with the Sunnyvale market and began to look San Carlos, San Jose and Milpitas- while she supported us through it, she did urge us to wait and not give up yet as Sunnyvale was our preference. She was never pushy on bidding for the house, and really respected our preferences and decisions. Even after our sale, Shilpa went above and beyond to find us pest control, contractors for some remodeling work we needed along other things.I highly recommend Shilpa if you are looking to buy a home.

Here is my fairytale story. My wife Anu and I were starting to look for properties in the Los Altos area and we visited a few open-houses in the weekends. There was one house in Covington Road that was sitting in mlslistings for more than 60 days, we wanted to view it, but we missed the open-house that weekend. We called up the listing agent and got a 4 pm appointment. Anu and I drove into the driveway and saw a Porsche parked there. That was Shilpa's and she was working for the listing agent of that property. She walked us around the house, explaining the pros-and-cons of the entire property: the good, the bad and the ugly. Her frank opinion of the property gave us the first impression that this agent can be trusted to give you an unbiased opinion of a property. This quality of hers appealed to us instantly. We did not bid for the property and we thought that that was the last we had seen of Shilpa.The following weekend, we visited many open-houses, and decided that we want to make an offer on a house in Mills Avenue. But, we did not have a buyers agent and we needed to find one quickly. Anu suggested that we contact Shilpa to be our buyers agent because she seemed trustworthy and reliable. After a few blind reference checks and a long phone conversation, she was our buyers' agent!I estimated my offer price for the Mills avenue house and it was below asking price. And we asked Shilpa to provide her independent estimate to us, and lo behold: her estimate was exactly same as mine! This showed that we were thinking alike: how to get the best value for the money that we were spending on a house. We made the bid for that house (below asking price) and we lost the bid. That did nt matter much, but what was more important is that our trust in her increased, because she was trying to get the best value for us.A few weeks later, our offer for a house was accepted. Shilpa helped us with all the paperwork. She advised us on lenders without being pushy at all. She helped us with finding movers, finding handymans for minor touchups, etc etc. She went far and beyond of what is expected of a buyers agent. Simply superb service.I have already recommended her name to two of my friends who are thinking of buying a house. If I am in the real-estate market again, Shilpa will be our agent no doubt!
