I was in San Diego. I needed to sell the home of a deceased relative in Berkeley. So I needed someone with independence and expertise Shelly was both. She recommended targeted max bang for buck remodel and got it done. She promoted and priced the place to sell and it sold. 14 days on the market. 40 percent above asking price. 20 percent above my most optimistic expectation. And her closing team made it painless. And keep in mind it was all long distance. cant emphasize enough that it is not just the realtor but her team that that does the job. She knows what to do and her team gets it done. And after closing etc. she followed up with me. It wasnt over until she helped me tie up a couple ancillary loose ends that could have cost me a couple hundred dollars. Needless to say, I recommend Shelly and I recommend you follow her advice. Some of the things she recommended were counterintuitive to me. But they worked.

Shelly was my agent to sell a condo in Berkely in a softish market. She sold it for cash, no contingincies and an identical offer as backup, 40 percent above asking price and 20 percent over my highest expectation. It was listed for 14 days. She knows what she's doing and she has a great team. Her team spruced the place up, and did a strategic amount of remodel, then staged it. I was hesitant to spend the money, but I decided to trust her. (The money, about 6 per cent of sale price, comes out of sale proceeds at closing) She explained it well, and I was in San Diego hundreds of miles away. Then she marketed it at an asking price calculated to create interest, but I would never have sold the unit for that. Again. She explained. I trusted. I picked her in the first place because I needed someone I could trust, as I was not present. And the results exceeded expectation. I can't emphasize enough that it isn't just a matter of sprucing and remodeling. It is a matter of knowing what to spruce and remodel and how much and have a team that can execute. It isn't just staging, it is knowing how much not to look cheap or cluttered, and again having the team who can do it. And when priciing, and promoting, it is a matter of knowing what counts. Of course, it is always a bit of a gamble. You can do everything right and not reach expectation. There is always luck involved. But, you have to do it right to be in a poisition to be lucky. Your motivated buyer may not exist. But if they do, you have to maximize your chances of reaching them. Shelly did that for me. I should mention that she and her closing team, made the complex process of disclosures smoothe, and the closing relatively painless. They sent a notary to me in San Diego. In a way it was very strange to conduct this business at long range, but Shelly and her team made it relatively smooth and stress free.
