Just closed escrow on first home purchase in Austin area with Miranda and her team. With no "if's", "and's" or "but's" it was a first class and professional experience. More than once I made the comment to family and friends that Miranda was far more concerned with finding us the right home at the right price than she was in making a sale. When we finally decided on a home Miranda told us (with detailed backup) that the home was over-priced. She negotiated the price down to the right price (an 8% reduction), had an extended home warranty included in the purchase price, guided us through the inspection process which yielded an additional reduction in price and/or seller provided repairs of over $5000, managed to convince the seller to include the washer, dryer, refrigerator, and water softener for us. We never felt rushed, never felt pressure, and most importantly to me LISTENED TO OUR QUESTIONS, TOOK TIME TO UNDERSTAND OUR QUESTIONS, AND ANSWERED THE QUESTIONS IN A MANNER THAT WE UNDERSTOOD. Shane was an unexpected choice of a realtor mainly because he just happened to be selected for a house we were just curious about and wasn't really sure if we were even going to seriously look for a home until a job offer I was waiting for came. Throughout it all, and even after the job offer dis come, we looked at more than 30 homes, it seems, in a month and half stretch. We'd text him last min quite a few times to look at properties and when I tell you this man is responsive, he was ON it. Quick with the scheduling, even with some last min change of plans that I'm sure created a bit havoc for him at times, but he got it all worked out. The most impressive part to us was his knowledge of home foundational issues. Each house we'd look at, he had that flashlight ready, showing us each issue we needed to pay attention to, letting us know anything we saw in contrast to what we saw, which gave us full working knowledge of what we would and would not settle for. Even when there was a house we REALLY wanted and lost out on a cash offer (we almost gave up looking too), he was patient with us while we regrouped and reengaged in the fight to find the home we ended up purchasing. He was straight up with us about the economic environment (rates, the market overall) as well as what he knew about various areas, even upfront about some houses he knew we wouldn't like that we picked in desperation. Shane worked so very hard for us and throughout the closing process, he stayed in contact to ensure there were no issues or kept us appraised of any changes. He was even there for our closing day, not an experience I remember with other realtors except one. We closed a month ago and he still checked on us to see how we were doing in the new home.
