I have been reading Scott's newsletters for many years. He would keep me up to date on what was happening in the current market on the Mesa as well as other information that I was interested in such as regulations on building ADU's on a single family property and what was happening regarding Vacation Rentals in our area. I knew if I were ever to sell my home that I would choose Scott Williams as my agent.Scott provided me with a market analysis to price my property, updated it as the market changed. He walked me through the process of determining a great sale price and he was totally accurate. He got property inspections ahead of time so there would be no surprises once the property got into escrow. Scott has an outstanding crew who made the necessary improvements and everything was completed in a timely fashion. There was professional photography including drone photos. Scott scheduled showings following Covid 19 showing protocol.There were lots of text's, phone calls and e-mails, keeping me up to date with everything that was going on and answering any questions that came up.We received an offer above the asking price and worked through a smooth escrow. I would highly recommend Scott Williams and his staff to represent you if you choose to sell your home.
We met Scott a few times, first at an open house and for a viewing appointment of another property. While we ended up buying neither home, we were impressed with his professional demeanor and knowledge of the Mesa. After we closed on our home in the West Mesa, we got a lot of mailers from real estate agents telling us they had buyers for our home, but, Scotts monthly updates and emails stood out since he included his own well thought out market analysis, not just cut and paste talking points from his brokerage. Unbeknownst to him, we nicknamed him aEURoeMr. MesaaEUR? and knew if we wanted to sell, hed be at the top of our list. When we finally decided to sell in clearly a sellers market, we wanted to make sure our broker wouldnt just get the highest offer, but, could actually close the deal at the absolute maximum price. We wanted to feel good about the sale since we would miss our part-time enjoyment of the neighborhood. Scott, along with Susannah and the rest of his team, really came through for us.Scott followed up with our first inquiry immediately and after his walk through, he gave us a thorough and realistic evaluation of our home. More important than hearing the many positives, he gave us constructive criticism and suggestions on how to fix or minimize them. He ordered a pre-listing home inspection which took care of a few things we were already aware of as well as a few small yet important things that we either missed or didnt see as an issue but perhaps a buyers inspector would. Also, a buyer could feel more confident about paying top dollar if the house was aEURoeturn keyaEUR?. Scott was instrumental in having a roofer give us an estimate and perform a tune up, which I know really helped with our sale. Our house was partially furnished after our recently completed renovation, so, we used his recommended staging service to fill in a few spots. In our case we didnt want heavy staging to distract from the architecture or the renovation; we needed just a few pieces and the stager was happy to work with us. Staging, even partially, is less expensive than buying or renting furniture and the best part is youll have less to move since they take it away. Photography was very important to us, especially since now more than ever, buyers are shopping online and coming from outside Santa Barbara. Scotts photographer didnt disappoint; He shot great angles, highlighted our improvements and used a drone to show our proximity to the beach, hiking and restaurants. While we spoke of a list price during our first meeting, Scott discussed pricing strategies and suggested not settling on a final number until a day before it went on the MLS to make sure we were up to date with any new listings or closings could affect the price. Once the house was on the MLS, we agreed to a week of viewings before we looked at offers. Aside from always being informed of viewings, whether or not we were in town, we felt very safe knowing Scott and his team observed COVID protocols during showings including signage, facemasks and hand sanitizer. Also, our propertys new floors showed no signs of foot traffic. We also were updated via email or sometimes text with any feedback post viewing.On the day offers were submitted, Scott and his team gave us regular detailed phone, email and text updates, which was very reassuring since we found ourselves hard to reach due to unforeseen circumstances. We accepted an offer over asking, and thanks to Scotts pre-inspection and overall knowledge, we closed at over asking. Its often during escrow when a sellers broker gets impatient and just wants to close and get that commission, regardless of the clients concerns. Fortunately, Scott and his team were always ready to answer our questions throughout escrow, no matter how seemingly simple. Were very pleased with the outcome as sellers and I believe the buyers know they got a good value since the house was 100% ready for its next owner, thanks to Scott and his teams help.

I recently moved into a home I had the pleasure of purchasing with the help of Scott and Susannah. I had been recommended to Scott by a family friend who had worked with him on purchasing multiple properties, and she said that he had helped her to win several bidding wars, little did I know that his skill set would be exactly what I needed!I started looking in January, and Scott and Susannah showed me many, many houses, and in great variety too. I was kept up to date on the MLS, but Scott and Susannah found plenty of relevant houses. As a team, I felt like they were always in reach and that I was able to see a house that came on the market ASAP. Susannah was consistently a joy to coordinate with and was always sensitive to my needs. She also adapted to my communication preferences, which was so nice.Ultimately, Susannah found "the one". I saw it the day it was listed, fell in love and immediately Scott got to work on comps in order to assess the value of the home. The next day, we returned for a second showing and were ready with a solid offer immediately after. There was another offer from a buyer, and we were in a bidding war on the second day the house was on the market. I was very eager, and while Scott certainly took my wishes into account, he also erred on the side of not offering too much so as to save me money. He could have easily just made a very high offer, but Scott was just the right amount of conservative, which I found to be ethical and honorable. Needless to say, we won the bidding war and I was elated! Scott and Susannah made the win feel so special and ceremonious which was so heartwarming.After my offer was accepted, Scott and Susannah lined up all of the inspections. There were many, but gave me a great opportunity to understand my house, which was built in 1925. We ultimately were able to get the final purchase price under asking with the allowances for repairs & improvements. I couldn't speak more highly of Scott and Susannah. Scott's extensive experience was invaluable and Susannah's expert communication, guidance and professionalism make them an excellent team. Though I had purchased a few properties in the past, my experience couldn't compare in the least to this. I felt taken care of from start to finish, learning along the way. The purchase felt really ceremonious, which was something I didn't know I valued until I experienced it. I would most definitely work with Scott and Susannah and recommend them to anyone in the future.
Scott was a dream come true for us because we had a logistics problem. The home was a rental for 16 years and we live 300 miles away from Santa Barbara. A friend recommended Scott. What a blessing. From the minute we met we knew he had command of the housing market in Santa Barbara and what it would take to sell our home and relieve of us of spending weeks or months away from our Los Gatos home. By way of email, phone calls, texts and FaceTime, jointly we picked out paint colors, flooring, repair issues, appliances, etc. He did this on his own time and at his own expense. We were very pleased with Scotts help in marketing and selling our home. His extensive experience in the Mesa real estate market gave us confidence in his abilities, and he was a pleasure to deal with during the process. Scotts initial market analysis, coupled with a strategy to make improvements to raise the homes value, allowed us to bring our house to market at a perfect price point. Inspections were performed, many improvements were completed, and latest market conditions were reviewed prior to market. Dozens of handyman tasks were completed, and the house was painted inside and out. The home came on the market as a shining example of home preparation. The staging and photography (including great drone photos) were top notch. All of this was successfully accomplished during the Covid-19 pandemic. During the entire process, strict health procedures were in place to minimize risk exposure. There were no open houses so Scott had to personally show every prospective buyer though the home. After less than a week on the market we received three offers, and our house sold for well over the asking price.Scott was very good at communicating all aspects of the sale with texts, emails and phone calls, and always kept us up to date with everything that was going on.
Scott Williams is a fantastic realtor. We met Scott shortly after my mother passed away during the Covid19 pandemic. Scott carefully outlined the changes in the process of selling the house during Covid19. He also outlined the things we should consider doing to the house to prepare it for sale. At our first meeting he was prepared with a detailed market analysis to price the property. He kept us informed of market conditions as we proceeded through the improvements we were doing to the house.As for the improvements, Scott oversaw a nearly two month process which included replacing the roof, painting the house, and landscaping improvements (including tree trimming to open up the feeling of space in the backyard). Scott reviewed paint colors and discussed his thoughts about colors that were popular during this time (he knows psychology of color). We had the home inspected and repaired as needed before listing the property. His handyman was quite good and did additional work to help improve the look of the house (stucco color on a block wall and asphalting the driveway). Scott has a group of vendors he has worked with and can trust. They all were excellent and fairly priced. When we went on the market the house was transformed and looked terrific. I live about an hour away from the house and so appreciated Scott acting as the project manager and keeping the improvements moving in a timely manner. Paperwork and documents were all handled through Docusign and it was super easy.The house was professionally staged, and photographed (including drone photos). Scott had to personally show the house to every prospective buyer as open houses were not allowed and strict protocols needed to be followed due to Covid19.Miraculously, the house sold in less than a week with two cash buyers overbidding the listing price by nearly 10% and a 7 day escrow that actually closed in 6 days. Scott was super responsive to my calls and questions and kept me completely informed along the way. There is definitely something special about working with Scott. I highly recommend Scott Williams. It was absolutely a five star experience. I have been telling all my friends that I felt so blessed to work with Scott.
I have both bought and sold a house with Scott Williams as my realtor. Choosing Scott was one of the best decisions of my life. When buying a house, Scott steered me away from a money pit, and helped me land the perfect house for me. Then 10 years later Scott helped me sell the same house for a 350% increase in price. By then, I had moved, so Scott coordinated the painting, landscaping, fixing up, staging, and re carpeting of the house while I worked in another city. It felt wonderful to know that his care, expertise, and efforts were making me money while I was busy with other projects. I have personally utilized the services of Scott Williams with 10 transactions, buy and sell, over the years. This most recent transaction involved the remodel and sale of a multi-tenant property that had been in the family for nearly 20 years. Scott has been instrumental in the recommendations for remodel that create true value, overseeing their implementation, making staging decisions, and the marketing plan leading to a successful transaction as we leveled-up to commercial property another geographic region. It has been fantastic and personally rewarding working with Scott on identifying and negotiating primary residence purchases, as well as profitable and painless working on the sell-side transactions and chained sec.1031 exchange scenarios. Scott has been, and always will be, my go-to person for matters involving Santa Barbara real estate transactions. His experience, strategy, and attention to detail are unparalleled.In the case of this most recent multi-tenant sale transaction, the principal challenge was I live out of town, so management and oversight of the remodel needed to be split between direct management from Scott, and me remotely. Scott put together a team of contractors and craftspeople, who worked over a year to complete restoration and major improvements, including $10k in termite and mold remediation...Scott managed upgrades of multiple bathrooms and kitchens, decking, flooring, lighting, and appliances resulting in complete makeovers of the units! Communication was extensive over the project, and making working remotely on the approvals and management side a breeze. Of particular issue were shared sewer and large tree management that needed negotiated approval and resolution...the sewer is now dedicated to the subject property, and the large trees trimmed without issue to the neighbors.Staging of the property included a designer and full complement of furniture and art. Professional photography was performed leading to an amazing brochure and online marketing materials. The units had definite 'WOW' factor, and the property commanded a premium in a competitive market.Scott knows how to make a real estate investment work, and he knows how to get the transaction closed with everyone satisfied.
Scott Williams recently sold our house in Santa Barbara, and he did a fantastic job. He handled all procedures with friendliness and professionalism, which we greatly appreciated. Since we do not live in Santa Barbara, Scott handled upgrade work on the house for us, such as a new sewer line to the house, new roof, foundation work, tile work, as well as a complete paint job, interior and exterior. Scott arranged for landscape improvements, and negotiated with the neighbor to upgrade the fence between the properties. He arranged for and supervised a major upgrade to the master shower, with extensive new tile work. Also, Scott arranged for beautiful professional staging for the house, and professional photography, including drone photos, which appeared in a well-designed brochure. He also conducted multiple open houses until the Covid health situation prohibited any more open houses. Scott sent all invoices for completed work to us by e-mail so that we could pay the trades promptly. When we went up to see the progress on the property, Scott met us at the house with various tradesmen, so that he could demonstrate what work was being done, and allow us to make suggestions or ask questions. Scott did a complete market analysis to price our property at the best number, and the house went into escrow right away with multiple offers. Two potential buyers backed out, and Scott resold to a third buyer in less than a week. Initial listing to sale of the property took only two short months. Even with the Covid health challenges, Scott sold our home quickly, and the property closed exactly on time, and for full price. Scott and his team did a fantastic job preparing our property for the market, achieving the best price and quickest sale for us. We especially appreciated the way that Scott kept us in the loop daily, via texts, e-mails, and phone calls, so that we stayed up to date with everything that was going on. When trades were working on the property, Scott sent us multiple photos and videos by phone, so that we could make proper decisions. We highly recommend Scott Williams.
