Don't start doing walk throughs until you have a pre approval letter from a lender. Pick one REALTOR (Not all real estate agents have passed the test and become ethical REALTORS) make sure you are comfortable with the mortgage amount, including tax and insurance and utilities in the homes maximum price point that you are looking in. Don't window shop at homes that are out of you price range. You can always sell and upgrade later if you are not purchasing your 'dream home' today. That's part of my love for real estate. I get to help people get ahead financially by aiding them in making possibly one of the greatest investments they can make. Especially if they are willing to do a little sweat equity like painting and small upgrades~ a lot of value can be added especially when buyers have fresh ideas and are creative. Even simple landscaping projects can add a lot of equity and help you move up to that dream home.

Make yourself as available as possible for last minute showings~you don't want to miss one sales opportunity if you can help it. Keep the house clean and pack up personal pictures, you want the buyers to picture only themselves living in the house. Also, pack up small or oversized items that may make your house seem cluttered or smaller. Most importantly, mentally come to grips from the very beginning that this is a business decision and in your best interest and your families. You will keep all of those wonderful memories, but let go of the physical house in advance of the listing. There are new wonderful memories waiting for you in your next exciting venture. If you don't then it can lead to over pricing your home, which is easily done if you don't let go of it emotionally.
