Im not even sure where to begin with our experience with Sam. From the beginning we believe he never had our best interest at hand. He never explained the difference to us (before signing) of a concurrency addendum and a contingency deal. We had signed concurrency addendum on the house we were set to buy. Unbeknownst to us at the time we signed it - that it would cause us to lose the house we had our hearts set on. Before us losing our future home - we listed our house to sell. During the 31 days he had our house listed - he held 2 open houses (both flops) and we only had 1 showing. I asked him 2 times to send me his marketing plan - never did. From what we know he only advertised on Facebook post. Not even sure if that really happened. During the 31 days on the market - he went 8 days without communication. He knew how imperative it was for us to sell our house but yet - 8 days no communication. That 8 day span wasnt broken until my husband called him. The day of the last open house - he failed to mention a crucial text message from the sellers agent that lead to us losing our dream home/property. Throughout this whole experience with him, here are our key takeaways - He lacks effective and timely communication. He did not take the time to explain crucial documents Withheld critical information resulting in us losing our dream home/property. Never once apologized for his lack of responsiveness, withholding information and his less than stellar communication skills.

Sam Livingston is a great realtor, but an even better human being. As first-time home buyers, my wife and I had a lot of concerns and anxieties about the entire process, but Sam was a calming and patient resource for us every step of the way. Hes also an extremely positive and honest individual and that was a big help to me personally. Even after we made our decision, which was to buy new construction, Sam stayed in contact with us throughout the process and also joined us at our design appointment to provide his insight on what we should and shouldnt upgrade for both future resale value and personal comfort. There are a lot of rules and regulations to know as a realtor, but, ultimately, its about how you treat people. Nobody will treat you better than Sam.

Sam was great to work with. He made the process of buying/selling very easy and stress free. Our family mostly just enjoyed talking to him and having an enjoyable time during a very important phase of life. Sam can look at your home and give you quick tips and improvement ideas that are manageable and help the sale process go smoothly. His construction knowledge is incredibly helpful. He was great to our kids and took time to specifically help them feel comfortable with all of the changes. He knows his stuff and you will see that immediately when you meet with him. I will recommend Sam to all of my family, friends, and coworkers. Job well done.
