1) What advice would you give a buyer trying to purchase a home?
Before deciding to purchase a home, have a good understanding of your financial situation. Make sure you have enough saved for your down payment and closing costs. Partnering with the right real estate agent and lender will help ensure you are set up for success.
2) What advice would you give a seller trying to sell their home?
Make sure you are hiring an agent who has experience listing homes. You want to ensure your agent knows proven marketing and pricing strategies, as well as a detailed pre-list of items to maximize your return.
3) What types of clients have you worked with?
I specialize in helping first-time home buyers, down sizers, and investors.
4) Describe a recent transaction you are fond of. How did it go?
I recently sold a half duplex that needed some work. The seller did not want to sell as-is so when it came time for inspections, I was well aware that the buyers may ask for some credits or repairs. The roof was in bad shape and the buyers asked for $10,000 to repair it post-closing. My client, the seller, was willing to offer them half but they wanted to full amount. This issue went back and forth between attorneys for an entire week. I was certain the termination letter would be sent out, when suddenly I had an idea. Since this is a half-duplex, why not reach out to the owner of the other half and see if he would want his roof done as well? Perhaps the roofing company could offer a discount for doing it all at once. That is exactly what happened. The owner of the other half wanted it done and the roofing company quoted us at $15,000 for the entire roof. My client paid $5,000, the other owner paid $7,500 and the buyers agreed to pay the difference of $2,500.
5) How did you get started in Real Estate?
I always wanted to build something for me and my family, especially for my parents. I saw from a young age how hard they worked to provide for me and my sister. Early on in my adult life, I realized that one of my main goals would be to retire them as early as possible. After discovering what I love and what I can attribute that to, I landed on real estate. I love to help others and by helping others I in turn am helping my family.
6) Do you have any special education or training that will benefit your clients?
I am a real estate investor as well so I know what repairs and materials will cost.
