The sale of 2 Providence Forge Road is quite a story. My husband had previously worked with Ryan and suggested that we use him as a realtor as soon as we were ready to sell. Ryan was a true professional from the start. To begin with, Ryan suggested that we list at a price below what we were trying to get for our house to involve more buyers and generate more interest. My husband and I were both anxious about the strategy but ultimately liked the idea of bringing in as many buyers as possible in a short time period. The president of our HOA called us and said that we were making a big mistake. She told us that no 2 bedroom unit in our townhouse complex had ever sold for more than 7k over the asking price and that we were doing a disservice to our neighbors. We called Ryan and he suggested we stick with the strategy. Shortly after listing, we booked a boatload of tours. We had multiple offers within 1 week. Ryan created a bidding war and got us 15k over the asking price with contingencies waved. In fact, no 2 bedroom unit in our complex had ever sold for a price as high as our offer. We were both on cloud 9. My husband and I left the keys for our buyer a few days before settlement and eagerly awaited a call from Ryan that the sale was complete. On the day of the final walk-through for our buyer, Ryan called us and texted us to get back to him ASAP. A leak had sprung in the 48 hours we weren't at the property and much of the house was destroyed. My husband took off the rest of the day and drove over to meet Ryan at the property. Ryan not only got there before my husband but LOCATED THE LEAK AND SHUT THE VALVE OFF. He literally had rain boots on after our buyer sent pictures of the damage. That water would have kept running until my husband got there and more damage could have been done. He went above and beyond. We put in an insurance claim and got to work. Ryan negotiated to keep the same buyer and bought us a month to get the place fixed up. After a lot of stress and hard work, we settled on March 12th. After going through such a crazy experience Ryan even dropped off our check in-person. We just can't tell you how much we felt like he was on our team. His communication skills and work ethic were evident to us throughout the entire transaction. To end a long story, every time we asked for something during negotiation, Ryan managed to come back with more than we asked for. He pleasantly surprised us over and over. You need to work with this guy.
