1) What advice would you give a buyer trying to purchase a home?
Knowledge and Information is POWER when you are interested in buying a Home! Getting pre-qualified with a reputable lender is KEY. Helping you determine what Type of lender is best for you is where we can HELP!!
2) What advice would you give a seller trying to sell their home?
#1 Meet with a recommended Loan Officer, not all loan officers are the same! Getting prequalified helps you and your agent. The type of loan is needed when writing an offer. Plus, it gives you an edge if your offer is presented with a prequalification letter, the seller knows that a lender has checked into you and that you are actually positioned to buy a home. And, last but most important, pick an agent who is willing to go the extra mile for you! We do not charge $$ our buyers a transaction fee as most agents do these days. Our commission is paid by the seller and is more than enough, there is NO reason to charge buyers.
3) What types of clients have you worked with?
We are a husband and wife team, we both list and sell properties. Jim specializes in Investment, commercial properties. Ruth Ann shows the majority of homes, although Jim shows home too. We both have many years of buying and selling properties.
4) Describe a recent transaction you are fond of. How did it go?
Recently there are 2 transactions that, I am sure, God had more to do with than myself or Jim. Both homes were recent purchases, but due to health reasons on both, the owners needed to sell. These homes were both well under $100k range. Both sellers needed at least $20k more for their homes, other wise one would not be able to relocate to another state and the other would loose their home. One SOLD in a week (this home actually had a tree that had fallen on it), the other SOLD in 1 week, netting each seller more than $20K. We told both that the odds were that they would not sell, but it was worth a try and would cost them nothing unless their homes sold!
5) How did you get started in Real Estate?
Ruth Ann: I refer to myself as a "Cradle Realtor", my Mother owned her own Century 21 franchise and my father was a builder. I was officially licensed in the 1980's. Jim: He began investing in Real Estate in the late 1970's and had his Real Estate license for a time, then he pursued a successful Insurance business. When we married Jim saw a golden opportunity, so we began investing in Real Estate again. Soon Jim decided to become a full time Realtor. We haven't looked back since, that was almost 30 years ago.
6) Do you have any special education or training that will benefit your clients?
Life can be the BEST education, we believe there is nothing like investing, buying and selling properties to educate yourself. We have owned Duplex's, Multi Family Units, Commercial Property and bought and sold our own private residence's 6 times during our marriage. We excel in negotiations, if we have a buyer that wants to buy and a seller who wants to sell, there is always a way to make it happen!!!
