Rogelio cold called on the house I owned in Gardnerville (1423 Honey Locust Ave) to say that he had been requested by a qualified first time buyer to locate a home in our sub division. Much to my surprise, as I am familiar with agents who claim to have buyers in hand as a ploy to persuade you to list with them, Rogelio really did have a first time qualified buyer. He was comfortable to work directly with me as the owner seller. We agreed how we would work together, and determined a fair market price (using Zillow Estimate. He presented this to his buyer and we entered into contract that evening. Disclosures, appraisal, inspections were turned into opportunities to have a friendly chat. We closed one day late, through no fault of Rogelio, which considering Covid 19 and a "went missing" bank appraiser, was a testament to Rogelio's expertise. First time I have ever paid commission and got a good deal!
