Pay attention to your credit card utilization. This is a very important step in preparing yourself for the home purchasing experience. KNOW your credit, obtain free copies of your credit report from your agencies. You want your balances to be 30% or LESS of your credit limit. (i.e. If your limit is $1500 than don't let your balance go over $500) Do not apply for new credit and definitely DO NOT close any open credit. Also, start making a list of what your needs and wants are with the property you are going to be looking for and when choosing an area, look into what the resale of that area would be in the next 5 years.

STAGE, STAGE, STAGE! I can not say this enough. Everyone loves pictures of their families, well except for the buyers who don't know them! Start dejunking and packing away items you will be taking and donating items you will not be. I always say, a yard sale is a great idea when the idea of selling your home is in the near future. This process can be overwhelming so the sooner you start, the better and more pleasurable experience you will have. Have appliances clean and clutter free (.i.e. no dish towels, no magnets, no post it notes) buyers love to see clutter free and clean crisp kitchens and bathrooms. Look at your curb appeal, how do you feel about it? Go through closets and cabinets and make things look clean and orderly. Remember, you are selling your property but so are others in your area and what is going to make you stand out? Every property is different but these are the basics of where to start. With the exception of ONE property my listings have brought in offers within the first week or two of being on the market.
