I was coordinating the sale of my deceased uncles house in Port St Lucie. It was a very complex situation, involving probate and over 20 relatives living in two states. I am also outside of Florida, so needed to handle as much as I could primarily on a virtual basis. I was not sure if I would be able to find anyone to take this on - then I found Kim Holmes. I think it was fate, to be honest. There were too many coincidences within our lives to think otherwise. When I explained everything to Kim, she did not back away from it or even express any hesitation. She was understanding, compassionate, and confident that wed be able to get it done, which is exactly what this situation needed. Kim immediately involved her colleague, a real estate attorney, to assist in the approach and legal paperwork. Kim also provided recommendations on certain steps to take before listing the house and how we could get a fair price on the without having to put a ton of work into it. Once the legal paperwork was complete and the house was listed, we were under a timecrunch. Kim worked fast to get as many appointments set up. She was kind enough to accommodate the tenant that was still living there when scheduling showingsaEUR|and any hiccups or challenges were handled with a positive attitude and a smile. After several offers, we accepted one that made the most sense for the situation (and did I mention it was listed barely over a week?!) Meanwhile, I was over 1200 miles away in Chicago, and I never felt worried that I had to be there. I trusted things were in good hands with Kim and she would make decisions in the best interest of me and my family. Even as things were progressing with the sale, Kim stopped by several times to help take care of things: check to see if the tenant had moved out, ensure the lawn maintenance was done, provide keys for the bug spraying service, and do other small maintenance. It was truly above and beyond what I expected and all the help we needed. If there is anything to take from this review its simply that: Trust Kim. You will be in good hands. She is professional, honest, authentic, courteous, and has what many people lack nowadays - integrity. Kim always did what she said she would, and even more. My family and I are forever grateful for all of her time, work, support, and kindness she gave to us. I truly believe if we didnt have Kim, we wouldve had a totally different outcome. First start with what you can control; cleaning, decluttering, making minor repairs, staging and painting if necessary. These will go a long way in what you home sells for.
Real estate agents get paid based on the agreement that you make with your agent (the listing agent) In that agreement you agree to pay the listing agent a marketing and representation fee (better known as a commission) which is and always has been negotiable. You and your agent can also agree to offer a commission to the buyers agent. The major change is that the commission that you offer to the buyers agent can no longer be placed in the MLS. I do not expect this to affect home sellers right away. I do suggest that you interview at least three of your areas TOP selling agents and get their opinions prior to listing. Insist on seeing an agents most recent sales and look closely on their experience. Looking forward in our industry, I see experience being the biggest key to sellers when looking for a Realtor.
Some early signs that a market may be declining are; increasing inventory, price reductions, increased market time and an increase in pre-foreclosures in the area. Some of can be temporary though especially if the is still strong demand. More urgent concerns are economic factors such as an increase in unemployment in the area, employers leaving the area and a struggling economy.
You should definitely consider Port St Lucie, Florida. It is one of the fastest growing areas in the country and one of the most affordable areas in Florida. Beautiful beaches and great weather year round. You can get a brand new 2,000 sq ft home for under 450k minutes to everything you need.

Hi Thomas, I am the Broker with RE/MAX right here in Port St Lucie. Yes! You can sell your home with furniture but it needs to be negotiated in the contract. Our contracts in Florida specifically say that furnishings need to be removed before closing
