Richard "Dickie" Baxter

I got very, very,very POOR advice from Dickie on the closing on my house this past March 11,2021. He advised me to close on my house while we were still waiting for the Town of Newburgh to send us final permits. He advised that if I didnt close within 2 weeks, the buyer, who was pregnant and was ready to go out on Maternity leave, wouldnt be able to close on the mortgage because she wouldnt have the necessary income. He also stated that their lawyer could possibly come after me for some sort of breach of contract. So, following Dickies advice, I put $7500.00 in escrow to cover any possible issues and closed on the house with open permit issues,. So when Dickies assistant reaches out to the Town of Newburgh building department , they refuse to talk to her on my behalf because they say I longer own the house. So now it has been almost 10 months trying to get the new owners and their Lawyer to even speak to my Lawyer and to file the necessary applications, which I might add were already submitted and all inspections paid for by me at a price of roughly $1400, Ive placed dozens of calls and emails to my lawyer with no response and no resolution in sight . I'm quite sure my $7500 in escrow is not going to be released any time soon and the $1400 in fees as well and lets not forget the 4.70 percent I paid for him to sell my house, So overall it cost me more than $15,500!!!! One of the the worst experiences of my Life!!!!!!!!! My gut told me to shop around for a few realtors, but I didnt listen, I regret that now, You cant give a 0 star rating so that why I rated him a one star, otherwise it would be 0 !!!!!

Mr. Baxter was such a godsend. Since I live in another state than the property I was selling, and I am quite elderly, I relied on Richard to give me good advice. And he went beyond what I would have expected in a realtor! He was also very patient with all my concerns and always returned my calls quickly. The house was happily sold at a very good price. I would recommend Mr. Baxter to anyone seeking to buy or sell a property.

Selling a house can be very stressful until meeting Mr Baxter.Since day one he have been very professional,honest and most important realistic.Hes a man of his word and always give a 100% to his client.Mr baxter was always available to answer any question or concern i had which makes the process that much easier.I would recommend Mr Baxter to anyone buying or selling a home.
