Don't hire Rich! Richard Abrams office has been calling me for years and his assistant was always so professional and informative every time I called to ask for info on the current market. She always spoke so highly of Rich & I liked the local home town feel which turned out to be deceiving and untrue. So.. to make a long, painful story short.. I decided to give him a try, to sell my Dads home. I wish I did for sale by owner. I paid a ton of $ for nothing but a bunch of Open Houses that no one showed up after the first weekend. He had me spend 20k in updates and swore I would get the $ back in the sale price. This was completely false. He tells you everything you want to hear to get the listing. But if the house doesn't sell he will want you to reduce the price and suddenly every promise he made becomes a lie. I was charged 6% and found out my neighbor only paid 4%. I believe he takes advantage of Senior Citizens and people in distressed situations. Shouldn't it be opposite? Read the listing agreement carefully. I believe he pushed only his offers or his agents offers before other offices so he makes his $ from both ends of the transaction. His new staff is very disappointing. They will advise you wrong information. Richard doesn't understand anything about the attorney review process! How does this man keep getting listings? I hope more people start leaving reviews. I did sell my house for a good price but I realize I could have saved almost $80k if I did for sale by owner! The other agents are very nice. My advise is do not hire Richard Abrams. It will cost you $, time and an unbelievable amount of aggravation. Remember.. this guy is a good sales man. You would think that's what you want, but not the way he does business. Hire anyone but Rich or sell the house during the Spring when it's busy on your own.

Richard Abrams is ONLY out to make $ for himself. Do not let him trick you into thinking he wants to get you the best price, or do anything for you at all. He wants and will if you allow him to make as much $ as he can from you and provide as many limited service as possible. Watch out his "in house" note in the agreement.Yes you will save a % but In this situation he did not present all offers in writing to my love one. So they took his word for it. And they went with the in house deal. BIG MISTAKE! He also over charged them in total commission we have come to find out after speaking with other agency's after the fact. How do you treat senior citizens this way? Seniors should get a better rate, not a higher one. He convinced them it's better to go with a buyer from his agency or his own buyer "because than I have more control over the deal" those were his words. Its not ethical. my family could have done a lot better if they let me choose the Realtor. the reality is he is a salesman, he is the broker and owner and will be making significant additional money from the agent who works for his agency that represents your possible buyer. So even though you get a so called discount from him when him or his other agent sells your home, it is not in your best interest to let him represent you as a dual agent! There is much more I would like to say about this guy, but there are rules regarding leaving reviews. So this a real warning to anyone considering hiring Abrams. There are many good, ethical Realtors out there who will always do the right thing for you. Just because he is a good salesman with tons of money to market doesn't mean he will do a good job or is ethical. Homes sell themselves when it comes to what price you get. The market decides the price not Rich Abrams. I recommend giving ANYONE else a chance. Interview others before choosing Abrams! Ask questions! I hope this spares you the distress and regret I have. I met other agents from his organization that were great and helped answer questions during open houses so I am only speaking about Abrams. He never stepped foot in our house after getting the listing. Good job, hope you feel good about how you treat people. Very disappointing.
