I take great care to fully inform clients of anything I see in a potential home that may cost them money to repair - in other words, I will help them avoid buying a "money pit." I work to educate my clients on maintenance they should expect to do to keep their new home in the best condition possible. I negotiate to get my buyers the best price possible in the current market. I have helped clients double their money in just two years' time. My greatest "equity buy" to date (based on appraisal) was $80,000 above contract price. I can't promise I can do it for everyone, but I will ALWAYS try to help my clients buy as much equity as possible.

I help my sellers stage their homes for the taste of the largest buyer market - millennials. They have very different style expectations than previous generations, and are often willing to pay more for a home with modern, stylish upgrades. They typically will simply pass up a home that has great "bones" but doesn't meet their design aesthetic when viewing the photos of the home - which is where their buying process begins. I provide only professional photography because this group of buyers demands it - they will not consider homes that don't look just like the photos they see on their favorite furniture websites, etc. and the only way to accomplish this is though stunningly clear, attractive photos. And, of course, once they offer, I will negotiate with skill to get you the most for your home the current market will bear. I am most proud of a recent sale I made for some former buyer clients of mine from two years ago. We bought right - at the start. Then they gave the home their great millennial flair, which was mostly through paint colors and furnishings, and lived happily until a great job offer came along in another state, and they called me to have dinner with them and list their home. We soon had multiple offers, and I sold their home for DOUBLE what they had originally paid. While it would be superhuman of me to obtain these results for every client, I will always do everything I can to maximize my clients' financial investment in their home, whether buying or selling. It is a responsibility that I take incredibly seriously.

I was a flipper investor from 2002 - 2006. I purchased, renovated, and resold over 30 homes during that time. I almost never used a Realtor because I thought they brought no value, and when they were involved because they represented the Buyer, I always thought they were useless! When my son turned 2, my husband said "you need to go back to work - I think you should be a REALTOR." My answer was "Are you crazy? I can't stand them!" But I realized he was right - I DID have the knowledge to get the job done well. So I decided that I would just have to work differently than the rest of the agents out there - I take my fiduciary responsibility to my clients incredibly seriously, and treat the transaction as if it were my own investment at stake. When I was flipping, I learned what a BAD house looks like, what is an expensive fix vs. an easy one, and what makes a good house show GREAT when selling. I know the low cost solutions. I attend the inspection for every one of my buyers, and learn something new every time. I counsel my sellers in advance on what scares buyers, and what they should fix/improve before going on market. I also have a lot of experience staging homes, so we go over inexpensive changes we could make to furniture position, colors, etc. that sell homes faster and often for more money.
