The most important factors are selecting the right agent and pricing your home correctly the first time. The next step is making your home attractive to potential buyers. Start at the curb. Make sure grass is cut and shrubs and trees are trimmed so you can see the house from the road. Next make sure the exterior entry area looks nice and clean. Paint the door if needed. Power wash the front porch if dirty. On the inside, declutter so that rooms look bigger and replace burned out lightbulbs. When you have showings, open all the blinds and curtains. You want your home to be as light as possible. While in the showing phase, refrain from cooking smelly foods like fish, cabbage, broccoli, etc. Smells turn off buyers even if it is a food smell.
