Has Rob aEURoethe RealtoraEUR? Cerveny of Berkshire Hathaway Ambassador Real Estate reached out to you to sell your house? Run! He cannot be trusted as a Sellers Agent! Ever have a realtor try and set up a house party for a potential buyer to have a sleep over and a pool party? Rob did! He offered this up prior to discussing with us. We still resided in our house and ran a business through there. This is a huge liability in the off chance that someone was to get hurt. In another situation, Rob left an entry way door wide open and left the pool unlocked. His response: aEURoeAt home in bed aEUR" sick. I wasnt feeling good when I was there. I dont get to call in sick like regular people.aEUR? Just when you think it couldnt get any better, he marked the house as a pending sale 10 days prior to receiving the earnest deposit. I guess he didnt want to get any additional calls for interested parties to view the house if the offer and financing didnt go through. Rob communicated many times that he is aEURoelosing moneyaEUR? because it was taking too long to sell. He continuously asked us to lower the price. Rob overpromises and under delivers; within a week of signing the contract, he pushed and pushed to lower the price on a weekly basis. Here are some of the horror stories: aEURc He shared that he would only allow us to communicate with the buyers after an accepted contract. Okay, we got there, and he still refused to allow contact between us and the buyers. He said we could only communicate through him. We found out that he told the buyers that we had refused to provide our contact information. This was a lie. aEURc He told the buyers that there were 3 separate offers on the house and that we aEURoekilledaEUR? each of the deals. This was a lie. No offer was presented to us besides the one we accepted. aEURc On the day prior to the closing, the buyers reached out to Rob requesting to ask us to allow them to put some of their belongings in the garage as they had an open trailer, and it was supposed to rain. He told the buyers that we said, aEURoeabsolutely not.aEUR? This was a lie. This was never asked of us. aEURc After we signed with Rob, we had a full appraisal done on the property. He refused to see the document as he stated he would have to show it to potential buyers. What is wrong with that? The potential buyer would know the true current value of the house. We reached out to Mark Leader, the Head Broker for Berkshire Hathaway Ambassador Real Estate, and asked him to intervene with Rob to communicate more effectively via phone and to tone down his demeaning rhetoric towards us. After this conversation, Rob became even more hostile in his conversations with us. He wouldnt return any calls or provide updates on the sale of our house. The only way he would correspond is through text messages, which were incomplete or continued to be demeaning. If you are looking to have a realtor who is extremely condescending to get you the lowest possible price as a seller, then he is your realtor. He only cares about his commission and doesnt strive to get the best deal for you, as the seller.

We had a realtor that could not sell our house before the deadline. Rob came in and said he could sell our house in 30 days...he sold it in 11 days. He gave good counsel, apprised us of the daily events and the market changes. We followed his advice and boom! it was done. My wife and I found Rob genuine, realistic, and practical. He is a good man and has earned the right to be called "Realtor Rob"!!!I give him the highest recommendation, not just because he has proven results, but because he is honest, hardworking, and is a legitimate salesman. Having a good Realtor will MORE THAN pay up the difference. DO NOT SELL YOUR HOME FOR TOO CHEAP! a appraisal is NOT THE SAME -- get a cash buyer or someone with lots of money down then the appraisal DOES NOT MATTER
