    Steve was fantastic! One of my family members referred him to me (after his own great experience with Steve) and it was the best decision I made to work with Steve. As a first-time solo home buyer, I was very nervous about purchasing a home by myself. Steve made me feel so comfortable with the whole process. He is very knowledgeable about Chicago neighborhoods, the value of properties, and everything else involved in home-buying! At our initial in-person meeting, he spent considerable time getting to know me and what I wanted in a home so that he could provide the best advice on potential homes. His communication was also amazing. Steve checked in with me weekly and was very patient in answering any questions -- and I had a lot of them! At showings, he would point things out in homes (good and bad) that I would not have even thought about checking (e.g. hidden water damage, windows not opening, etc.). He never made me feel pressured to choose a home just because it checked off almost everything that I wanted. And, we are both dog lovers and he ensured that any potential home would not only be a great fit for me but for my dog also aEUR" a consideration that I valued enormously. As a result of Steves incredible hard work, advice and knowledge, I found and purchased exactly the condo I wanted. I have already recommended Steve to friends and family and will continue to do so in the future. He is the best and I would 100% work with him again!

    I am a first time buyer and Alex was really helpful throughout the whole process. He explained things in a way that was easy to understand and laid out what next steps were needed. During the house touring stage he was always on time and even offered me rides between the different units as I typically walk between locations. During the home inspection there was a faulty outlet and he had even offered to pay for the electrician himself as a gift for closing. Would definitely recommend.

    How does a home appraisal and inspection help a home buyer?

    Home inspection is not mandatory even through in my opinion EXTREMELY important and is done during the attorney review/due diligence period. This is when you'll learn more about the condition of the home and make a decision to either proceed, back out or negotiate credits/repairs with the seller. The Appraisal is done during the mortgage contingency process and is required by the lender to make sure the value of the property is at or above the sales price.     Is it still a good idea to stage a home in a seller's market?

    Hi according to NAR a property will sell for more money and quicker if it is move in ready and staged. It's always a good idea to stage no matter the market in my opinion especially if youre trying to maximize the value.     Should I order a home inspection?

    Hi! inspection is a buyer's expense and normally takes place during the attorney review/due diligence period. Even though it is not mandatory, and we're seeing a lot of buyers waiving home inspection in this market, in my opinion it is EXTREMELY important to have a full understanding of the property youre planning on purchasing. The inspector will do a through inspection of the exterior, interior, roofing, appliances, plumbing, electric, etc. Based on the inspection, a buyer will decide if its a good idea to proceed with the sale, back out or request repair credits from the sellers.     Can a realtor help me repair my credit to get mortgage?

    Should I do a final walk-through?

    Hi! its always a good idea to do a final walk through prior to heading to the closing table (or as close as possible to closing). You want to make sure that there was no damage done to the property during the move or while it was sitting vacant. Once signed and closed, it is almost impossible to request credit from the sellers for any damages.
