I'm Pete Gonatas, a real estate agent working with buyers and sellers in Louisville and the surrounding areas. I'm all about getting things done and love the challenge of helping you find the perfect home. Originally from Youngstown, OH, I moved to Louisville in 2009 and have come to know the place inside out. My wife is originally from the Valley Station area. I proudly served in the Air Force, which taught me discipline, dedication, and the importance of service--qualities I now bring to my real estate career. Pete worked for River City Wholesale for approximately 4 years. During those 4 years I was the Operations and Branch Manager and he was an excellent employee and friend. Pete was always ready to not just do his job as a CDL driver but take on and complete any tasks asked of him. I was glad to hear that he was pursuing a new career in real estate and am sure that he will excel in this just as he did in his previous career.

Is there a difference between a selling and buying agent?

Realtors are trained to help both Buyers and Sellers navigate thru the entire process from the introduction to after the closing. During the process if he has a question there is more than likely someone in his office that can help guide him thru. All Realtors started with no experience, the only way they get experience is to do. if no one gives them a chance then they will never get the experience.

How long does it take to sell a house?

Not one of these other agents asked the most important questions. 1.) Where is your house located. This is important because depending on the location, will have a direct impact on how long your house will stay on the market. 2.) What is the listing price (not your opinion of what your house is worth) going to be. This is probably the most important question, because the more your house is listed for the longer it will stay on the market. $700,000 and up are on the market on average 90 days. $200,000 and down depending on the area there on the market on average 18 days. $200,000 to $700,000 the average days on market is about 45 days. 3.) How fast (bad/need) do you want to move. 4.) What condition is your house in, will it pass inspection, will in need a lot of repairs. 5.) Is the buyer contingent (does buyer have to sell before the purchase can take place on your house) and what are his terms as well. If buyer is contingent then all the above has to be taken into consideration as well. So you see there is more information needed from you to be able to give you an answer. How long is a normal buyers house search agreement?

The way that I do it is, We will sit down and have an in person meeting. You see I look at it as you are interviewing the person for the job position of becoming your Realtor, and the Realtor is interviewing you to be there client. The meeting should take about an hour, that should include the Realtor explaining how the Buyers Agency Contract works and what benefits you receive from it. The Realtor should also be ready to prove there worth to you by having the a copy of the blank paperwork sitting there for you to hold and look over. You should also be ready to answer questions from the Realtor as well. You should both be ready to do home searching and setting appointments. You will know during this time if it is a good fit. The laws may/do differ from state as well so you have to take that into consideration too. what are the fees for the seller?

FULL DISCLOSURE ALL THESE MAY/DO VARY FROM STATE TO STATE (Please contact a Licensed Realtor in you area). The seller pays the listing agent commission and possibly the buying agents commission (not a requirement but it helps sell your property faster). Possibly closing costs and prepaids (depending on the state). Closing costs can consist of lenders fees, title company fees and attorney fees (these fees may or may not be negotiated in the contract and may vary from state to state). Prepaids can consist of property taxes, HOA fees, homeowners insurance and mortgage interest (these fees may or may not be negotiated in the contract and may vary from state to state).
