We were looking for something that was under a million dollars -- which in the Bay Area is difficult to find, but Paymon was able to guide us to little pockets that were still affordable. I think Paymon did a good job in terms of flexibility to pick and choose what sort of house we liked, giving us feedback about each house. When we sent him house listings we were interested in, he would give us insights about the neighborhood we would not have found out until we actually bought the house and lived there for a while. This helped us to determine if the house might hold or gain value in the future if we decide to sell. You always hear the important thing with house buying is location, location, location, but the reality is there are a lot of factors that go into that. If youre a first-time home buyer, you dont have the experience or familiarity with the area to know what to look for. What I liked about Paymon was that he was straightforward and honest, he tells it like it is. I really appreciated that frankness about him. If we didnt like a house 100% -- or there was something that bothered us about the house aEUR" hed never rush us into a sale. He was very accommodating that way and really understood our needs. Paymon knew people, too. If a house required some work, he knew someone who could do it. When we put an offer on a house that needed foundation repair, Paymon already had a contractor recommendation. Paymon also referred a loan agent which I was really thankful for because we would never have found him on our own. The agent got us into a first-time home buyer program that gave us a full percentage point down from the current market rate, a low down payment, and a pretty competitive offer. Since it was our first time buying a home, we had a lot of questions about the process: what needs to be submitted, what are the time frames for certain things, what documents we were signing. Paymon was incredibly patient with us aEUR" even when we had a laundry list of things to ask or repeated questions. He always seemed happy to answer our inquiries. We appreciated that he knew how to navigate through it and could advise us on things we werent sure about. He made the process move quickly and smoothly. Paymon made sure that everything was up to our standards -- he really wanted us to be happy with the house, thats what mattered to him. We really enjoyed our experience with Paymon. Hes a great guy, hes experienced, and he knows his stuff. I would fully recommend him to any of my friends who are buying a house in the future.
I actually referred Paymon to a friend before using him myself. She was looking for a house and not satisfied with the realtors she was using. I had met Paymon a few years before when I was thinking of buying a house in the area but didnt go through with it. Within the first two minutes of talking to him, it was clear to me that he was very knowledgeable. So when my friend told me how unhappy she was with the realtor she was using, I suggested Paymon. Within a month, she bought a house she loved. So when I started looking again, I went straight to Paymon. We must have seen about 30 houses together in Redwood City and Menlo Park. Paymon was very knowledgeable about the area. He knew which neighborhoods were growing -- which was important since I was also looking at this on the investment side and planned to sell in the future. If I found a house in a not-so-good neighborhood, he would tell me not to look in that location at all, which saved me lots of time. Hes lived in the area for many years, so he knows all the streets. There were houses I saw and liked, but Paymon would let me know what the problems were and why I wouldnt want to live there. He could have just made the easy sale and collected his money, but he wanted to make sure I was happy with the house I bought. Paymon is on top of the market, but more importantly, he has skin in the game. He is also buying and selling houses himself. When I finally found a house that passed the threshold of what I wanted, I made an offer. At around 4 oclock that day, I got a call back saying my offer was one of the top 3 and did I want to change it. Since I really liked the house, I decided to increase the offer. Paymons insight helped me decide how much to raise the offer, and I got the house. Paymon also recognizes how fast the market rates can change and encouraged me not to wait because he knew interest rates were going to go up soon aEUR" so I got in at a 3% rate instead of 4%. Paymon is friendly, kind, and knows everyone aEUR" other realtors, loan agents, contractors aEUR" which is helpful. He looks at the long-term relationship, not the short-term gain. I will continue to recommend Paymon and will definitely use him again when I buy another house.
In this competitive market (bay area), it's really important to have a strong team (realtor + lender) to buy a home. When it comes to selecting a realtor, then you can not go wrong with Corinne from Paymon Real Estate Group. There are few things which makes her unique and the best as compared to other realtors in the market. Firstly- expertise, I really wanted a realtor who could give me feedback about the property from her years of experience, I did work with few agents who'd just tell me things about the property which is already available online on redfin or trulia, rather I wanted a deeper insight and true info about the property, so that's where Corinne was always there to give me detailed analysis of the property. Secondly- good network/connections, this is very important when it comes to closing a deal in the highly competitive market. Since she has worked for so many years and closed so many deals that agents actually know her so this makes the entire buying process smooth. Thirdly- good understanding of the market/negotiation skills, when it comes to buying a home then of course you can overpayA and win the bidding war and get the home, but a good deal is where you get your offer accepted out of multiple offers by being barely above than the highest offer, this is where her expertise comes in where she can find the right value of the property based on the market. For instance, at one point I got so desperateA to close the deal that I asked her to increase offer but she actually cares about every penny of her clients so she made sure to not over pay, played strategically, and ended up closing the deal. Lastly- patience and caring, as a first time buyer I was having a hard time going through the documents, reports, contracts, but she explained me everything step by step, put her efforts to read all the reports, and summarize it for me, and made things easier for me overall which made me feel confident about the purchase. She also goes out of way for her clients, that even after 1 month of the purchase she helped and advised me on ways how to do small fixes in the house, and helped way more than expected to make sure I am fully satisfied and happily settled in my home. If you are looking for a realtorA to purchase a home in the bay area then I highly recommend Corinne!!! You should talk to Paymon before you buy a house. I had spoken to several realtors before we met Paymon and in all honesty Paymon was the most knowledgeable of them all.Bay area is super competitive and Paymon didn't just know about the neighborhood or how to negotiate, he could look at a house and could give a estimate on what is needed for repair and how much it would cost so that we could factor it in our budget.We saw houses from East Bay to South Bay and Paymon and his team were super responsive in arranging a visit. Although, Paymon gets busy but you cannot question his dedication. He even accommodated a visit for me in South Bay in late evening and he had to drive an hour just to show us the place. If we had questions he could not answer during the day, he would find time late night to answer our queries.We saw about 7-8 houses with Paymon and no where Paymon pushed us to make an offer, however when we saw our future home, Paymon did not even have to ask us if we wanted to bid, he was already on call with the listing agent and started negotiating. In short, we made our first offer with Paymon which was lower than the listing price and it got accepted. For first time home buyers the process can be daunting and nerve wracking but Paymon to this date stays in touch asking if we needed any support and sends us data on housing market.I would highly recommend Paymon. Real estate is his passion.
Piyawan was recommended by a friend of ours, but just on our first meeting we were immediately comfortable with her. She was confident, responsive, and had a warm personality. We had lots of questions, and Piyawan always provided us with answers. If she didnt know the answer, she would find out and get back to us as quickly as possible. We appreciated her quick response time. When we asked to see a house, she would get us an appointment to look at it right away. Our trust in Piyawan paid off. The whole experience was very smooth. We were able to get the house we wanted, in the location we decided on, at a price we were comfortable with. We would highly recommend Piyawan to anyone looking for a home.
Piyawan was great. We sold a house about 20 years ago, but today it is a very different process. Piyawan explained what we needed to fix to get the best price and why staging was necessary. Selling a house can be stressful, but she took the stress away by taking care of all the little details. She found people to do the repair work, staging, housecleaning aEUR" and set up all the appointments. She constantly kept us in the loop about what was going on, so we were never in the dark. I really appreciated how much she took off my shoulders since I was working. Traditionally, once the house is sold its 30 days to close, but we wanted to stay longer. Piyawan was able to negotiate a 60-day close for us and still got us a really good price.
I bought my house back in 1974. I had never sold a home before, so I wasnt quite sure what I was doing. But Paymon held my hand and took care of me throughout the entire process. A little backstory: my wife and I were going through a divorce. She was still living in the house and I had moved up to Sacramento. We needed to sell the house, but it was difficult because I was living so far away. Paymon truly was our advocate. He handled everything: open houses, listings, negotiations and a whole lot more. It was wonderful. Paymon suggested instead of selling the house as is, that we put some work into it beyond the necessary repairs. He came up with the idea of maximizing our earning potential by adding on a aEURoegranny unit,aEUR? which was a detached third bedroom and bath in the space that had once been the garage. That way, I could see the quality of the work before I said yes. From that day forward, Paymon took care of me. Trust is very important to me, and Paymon gave me the feeling that I could really trust him. He was very open, honest, and seemed genuinely interested in doing the right thing for us. He kept me appraised of everything in advance and would always get my approval before moving ahead. He coordinated with my schedule and would often agree to meet with me on the weekends for the 2 or 3 occasions I could get down to the Bay Area.The quality of the work was incredible. Before he started, Paymon teased me saying, aEURoeJohn, youre going to want to move back into this place when I'm done.aEUR? And he was right. If I could have stayed in Palo Alto and bought out my ex-wifes share of the house, I would have wanted to live there. He knew what he was doing and put the best into the renovations. There was Italian tile and Thermador appliances aEUR" he went first-class all the way and it was beautiful. He sent pictures during the entire process so I could see how it was going. The house was listed but never actually made it onto the market. Paymon had an interested buyer before the posting of the listing was even complete! He handled all the negotiations, keeping both my ex-wife and I in the loop at each step of the process, and was careful to get our approval before proceeding. This was not easy since we werent really talking to each other at the time. But he really bent over backwards to take care of us aEUR" even referring a moving service to my wife which I appreciated. It was a comfort knowing he was able to make the moving process easier for her. The house sold for its listing price plus he negotiated with the buyers to pick up some of the closing costs. I'm just so delighted with the effort he made and the quality of work.I had the chance to go down and look at the house after it had been staged. I wanted to personally express my thanks and appreciation for the effort Paymon had made. We went through the whole thing together and it was amazing, just amazing. There is no one in the Bay Area I would recommend in front of Paymon. He is one of the good guys and really just a delightful person. Go with Paymon, he will take good care of you.
Got us an amazing deal on our home!!! A pleasure to work with and always available to us, Paymon is a REAL ESTATE ROCKSTAR and will get you the house of your dreams!!!I met Paymon 6 months ago in East Palo Alto, an up and coming area that we could afford and which we feel will appreciate. Its conveniently situated right between my boyfriends job and mine. We worked with both Paymon and Corinne. First, we went to a bunch of open houses and Paymon would let us know when there was a house to our liking. The very first house we saw was in East Palo Alto. Then we wandered off to San Francisco for a while and put East Palo Alto on the back burner. We went with Corinne because she was familiar with the SF area. She knew about the different companies expanding in the area which gave us an idea of whether the houses there were a good investment. Finally, we returned to East Palo Alto because we felt it was a better investment right now. Paymon has A LOT of experience in Palo Alto. There was one house on the market that we liked but missed. When it came back on the market, Paymon let us know RIGHT AWAY aEUR" which is how we grabbed it. Best decision ever!Paymon really helped us with the negotiation. He had $2500 credit from the seller (because there were some damages to the house), which he passed on to us. He also negotiated the price down from what the last seller had bid on it. And he got us a contingency period (which is unheard of in the bay area) Paymon and Corinne totally went above and beyond for us. Corinne gave us a good idea about converting the garage into a studio. So after we bid on the house, Paymon went to the county to ask about our garage conversion and how to legalize it. He also sent contractors to the house to give us an estimate of how much its going to cost to repair certain minor things. The loan agent Paymon recommended got us a FANTASTIC rate. And that loan agent got us an insurance agent who also got us a great rate. It was one lucky thing after another!I would definitely recommend Paymon and his team, especially for this particular area. They have a really good knowledge of East Palo Alto and of real estate in general. If youre looking to buy in East Palo Alto, you should go with someone who has a lot of experience and a lot of knowledge of that location, which they do. Also, Paymon has a lot of really good connections. If youre a first time home buyer, hell hook you up with all the things that you need as a first time home buyer. Plus, Paymon is just so easy to work with. If we called, he would get back to us very quickly, usually within an hour or sometimes earlier. He would always tell it to us straight and give us a good, honest opinion of the market. He didnt pressure us into buying a house even when we were taking our time to decide. He was very patient with everything.TL;DR: Paymon and team is AMAZING and you should definitely go with them!
What I like about the house is that it has a good yard, which I was looking for, and it is a convenient location with public transportation nearby. My wife works in an elementary school which is walking distance and my commute is about a 5 minute drive. But the most important part aEUR" the thing that I was looking for -- is that my son can go to the high school the year after next and its a good high school - Aragon. The house is very old, and a lot of things need to be fixed, but thats okay because that is what I was looking for. I wanted a house that I could remodel parts of. I found Paymon online. I liked the first house I looked at and called him about it. He gave me a very honest opinion of the house, not just what was good about it, but what was wrong with the house, too. For example, he told me the bathroom needed to be fixed and that there were floor issues which, as a buyer, I wouldnt have known. He told me exactly what needed to be repaired and how much that would cost. I really valued his honesty. Usually realtors dont tell you which things are not good with a property, but he told me everything: what was not up to code and what things needed to be fixed to make the house livable. I liked that. Whatever houses I sent to him to look at, he always gave me very good feedback: what is good on the house and what I should look into. We looked for other properties and I found one I liked but it was a little bit beyond my budget price. Paymon put me in contact with a loan agent, but when I decided not to buy the house after all, Paymon didnt push me on it aEUR" which I also appreciated. When I found third property online, I immediately contacted Paymon. We went through the disclosures and the house looked good, so we went for it. I wanted to go lower on the price to stay within my budget, but he said there were multiple bids on it. So we bid at the listed price and Paymon negotiated other aspects of the sale with the buyer instead. The buyer accepted our offer. Paymons contact was able to get the bank loan and all the paperwork completed for me within 2 weeks! It helped that I was already pre-approved on the loan from the second house, so I knew there would be no problems securing the loan this time around. It was all online and very convenient. Overall, this was a very good experience for me. Paymon really understood what needed to be fixed (both general and remodels) on the house and had a lot of ideas. Since he gave me an honest opinion of everything -- even if it was not a good thing aEUR" once he said the house was good, I was convinced. Fantastic response time. Paymon would get back to me immediately or within half an hour after sending him a text. I would definitely recommend Paymon to anyone buying a house on a tight budget.
There was a couple of things we really liked about the condo we bought in Fremont. The first was the location because we liked the area and schools. Also, it was close to BART. Second, we liked that the condo has a lot of sunlight. This was not the first house we looked at. I found one condo before which I had also worked with Paymon on aEUR" in fact, thats when I engaged Paymon. It was kind of luck that we met, but it also just clicked for us. I felt that everything he said made sense and I was able to understand his language. I didnt feel the need to seek out another agent, because I was happy with Paymon. Even though the bid for this condo didnt go through, it was a learning experience because Paymon was able to explain to me what went wrong so that I could learn from my mistakes. The second time I made a bid, I won the condo.This was our first time buying a home, so we did not have much experience of how things work. But Paymon and his agent, Corinne, were very transparent, which I appreciated. I was able to be frank with Paymon about what I could afford, what kind of property I wanted, and what my criteria was. I always felt very comfortable speaking to him about my requirements. Once we decided on a condo, Paymon continued to help me out with the closing process. Corinne recommended a broker who was able to close on the loan in 15 days. Most banks told me it would take a whole lot longer to close. Being able to close faster helped me win the bid. Paymon also helped me to decide how much I should actually bid for the condo. This is a very complicated market. Sometimes even higher prices dont win you the bid because certain areas are in such high demand. I am no expert on the current market, but Paymon was able to give me a very clear picture of the market. He showed me what a similar apartment sold for 6 months ago and gave me an understanding the current market. Initially, we had reservations about considering properties listed at a certain amount because we didnt want to go beyond our budget. But Paymon was able to give me some perspective. He explained that if we increased our budget by $10,000 - $15,000 it could get us the apartment we wanted with minimal impact on our down payment or monthly payments. And we would be out of the market. He gave us really good information. Obviously, the end decision was ours, but he groomed us to make that decision.I would definitely recommend Paymon. His knowledge is impeccable. Before buying a house, most of us think we know the market, but we do not. Paymon is the right person to help with all this stuff. He knows the area in and out, and he knows the market in and out. Particularly, he knows what is needed to win the bid. Hes been doing this for the last 20 - 25 years in the area so hes really good.
