When it comes to buying or selling a home in Northern Virginia, there is no one I would trust more as a realtor than Pat. He is extremely hardworking, knowledgeable of the complexities of real estate, and savvy with the local market. My wife and I have worked with Pat several times, most recently with selling our current home and purchasing a new one in the area. Pat was recommended to me by my mortgage broker of over 10 years. About 8 years prior to contacting Pat, we moved after outgrowing our house, and had to rent out our old home while waiting and hoping for its value to come back around after the housing bubble burst around 2009. Fast forward to present day, and the house was showing significant (can't stress this enough) wear and tear, and needed to be extensively renovated to be ready to present for sale. This is where Pat particularly shined, with his skilled and trusted contractors at the ready to tackle literally every possible issue. Pat also leveraged his experience in suggesting key design choices to appeal to the target audience for the home, and played a major role in scoping out and prioritizing the work that needed to be done. Pat, on our behalf, worked directly with his contacts to get the renovation done fast and properly, resulting in the house getting on the market faster than I had thought possible, with amazing results for an extremely fair price. The house listed on a Wednesday, with a solid web presence and mild staging (the house was vacant). Pat kept us informed via txt whenever there was a scheduled viewing, which we absolutely loved knowing. Open house happened that Sunday, and we had 7 offers in hand, all above asking price, by Sunday night. In comparing the offers, Pat was particularly skilled in evaluating and highlighting the best offers based on price, terms & conditions (and these varied greatly), loan type, etc. Likewise, he worked hand in hand with the buyers agent all the way through the sale, navigating and level-setting expectations through inevitable kinks that arise during this process. Ultimately, we walked away with the house appraising for the sale price, with no issues noted during the home inspection (thanks to the contractors fixing everything), and sold the house for 6% more than we thought we would get when we decided it was time to sell.
