This was my first time purchasing a home!!! I hadn't the slightest idea on what I was doing or even what the whole house buying process looked like!!!!! I met Tim while I was just out looking at open houses and little did he know I would soon inconsistently start contacting him over the next year asking him to look at homes, even though I wasn't sure what I was looking for! Let alone cost, neighborhood, size etc. ,more over I hadn't even been approved from the bank for a loan yet!!! But the thing with Tim is this, he was PATIENT!!!! He was available WHENEVER I wanted to look at a home. Most importantly he TRULY CARED about making sure I found a home that was going to be a great starter home for my daughter and I. He checked all the things I didn't know to check!!!! I would HIGHLY recommend Tim to anyone I know in the market and I'm so very greatful for all of his help and patience throughout my home buying experience!!!!!

And the resultaEUR| was an unthinkable Home Run. Lesson Learned: Those dreams you have, every day, about the perfect home and life you want to provide for your family? No matter how far off they seem... Theyre all going to come true... ...If you pick the right person to help make them a reality. Keep reading.... Ill divide this heartfelt summary up into a few sections that best describe Patrick's characteristics as an agent. Dedication: We wanted a property about 20 minutes east of Topeka in the St Marys/Maple Hill area. And whatever this dream property ended up being, it had to hit some very picky parameters: Within 20 minutes of a specific church/school community. At least a couple acres of land. Not too close to any neighbors. Not too close to a noisy road. Livestock permitted. And big enough for a family with six kids. Oh, and of course it had to fit our budget. Now THAT is a tall order. Especially for a rural area where homes dont exactly pop onto the market every 5 minutes. To top it all off, we lived in Nebraska at the time, so we had to schedule a whole bunch of day-long visits to travel down there and view as many properties as we could. And when I say working very hardaEUR| I dont mean it in a fluffy, cliche way. I mean trudging up and down hills, through fields, through high-grass, bravely spelunking into ancient haunted basements that even Bruce Campbell wouldnt dare to enter. All of this just to accommodate our desire to get as thorough a look at each property as possible and to find the perfect home for us. Professionalism and Friendliness: Patrick was ALWAYS on time for all of our several meetings. Hes also just an awesome, kind-hearted, and courteous person. Easy to talk to. Always in a positive, enthusiastic, and chipper mood. Our kids all loved spending time house hunting with him. And speaking of kids, the guy is VERY patient and accommodating, which is saying something when youve got 6 kids following you around on these home tours including the occasional cry baby, diaper change and nursing break. To top it all off, he handed us a VERY generous gift for our family after we finally closed, which really meant a lot to us and drove home the reality thataEUR| This guy genuinely cares about his clients. In a way the average agent doesnt. Knowledgeability and Resourcefulness: We had a LOT of questions. And I dont mean the aEURoeusualaEUR? questions. I'm talking obscure stuff about laws, assets like wells, concerns about safety, special needs issues like mold/air quality (kid with asthma) and repair issues, etc. He ALWAYS had an answer or knew where to find is ASAP. I'm talking all the way down to having the first name and phone number for the county official in charge of livestock questions! Not kidding. Hes that good. We lost no sleep being worried about aspects of the properties that we werent sure about. Advocacy: This is something that had always privately worried me a little about working with agents. Whos side are they on? Our side? Are they buddies with the sellers agent? Are they just motivated to get a deal signed so they can get a commission? Throughout the closing process, there was NO question about whos side Patrick was on. He was on OUR team and he was the most zealous and dedicated advocate you could hope for. There were a lot of issues with the home we settled on, as is often the case with these older country homes. Negotiating in these cases can be tricky. Patrick was not afraid, when we asked him to, to push (diplomatically) for a better deal, to be adamant about the seller agreeing to repairs, and to ensure that the final contract and end product was as much in OUR interests as humanly possible. Patrick understood what we wanted. He understood and appreciated our dreams, our plans, our needs, and our financial situation. And he accomplished the almost impossible: he helped us find the perfect fit, and he helped us make it a reality. Result? We have the home and property of our dreams. The one weve been planning about for 9 years. Next week were buying little chicks - the first of the small livestock that weve beenpromising our kids wed have someday, since they were old enough to talk! Weve got EXACTLY what were hoping wed get, back on that fateful day that we picked up the phone and put our trust in Patrick.
