ZillowVERIFIEDI would highly recommend Orion as a real estate agent.We worked with Orion on both ends of the transaction - first buying and then selling. At both sides, he managed a variety of crises that worked out successfully and guided us through a fairly intensive buying process during the difficult market conditions of the last couple years.For buying, the main thing was patience - we did our own thing going to open houses when we could, but he was ready, willing, and able to meet us at many properties even knowing at times we weren't that confident in them. He took each property as its own thing and went in with open eyes. We placed several rejected offers, and he did not ever try to pressure into upping an offer or trying to make the deal vs. what we wanted. He was realistic and clear that to make certain deals happen, then things like inspections or appraisal gaps were on the table, but we never felt pressured. In a couple cases, he gave limited praise to houses that he wasn't impressed by and in one case he flat-out said there were hidden and visible problems and to avoid the house entirely. When he knew we were going to put an offer in, he shifted to the positives. For the house we bought, it had some challenges during the selling process and the sellers and their realtor weren't prepared for certain things. It was not fun and it was very stressful and aggravating. He managed it very well and there were times when the deal was going south that needed a soft touch. There were several closing delays. We lost some things, gained some things, but Orion did what he had to do to take it a good landing.For the selling process, he gave specific advice on improvements and upgrades that would maximize the selling price. Some were things he validated doing what I already knew, some were more aggressive than I wanted, and some were things I hadn't thought of. Others, he ruled out spending money on things he didn't think were necessary.He basically said "if you do XYZ then you can probably expect this selling price," and he was correct almost to the dollar. I spent a decent amount doing some final upgrades and I think I earned 5x my investment on the final sale price (and to give myself credit, these were fair updates to expect a happy buyer).During the sale process, the listing was perfect and really presented the property in a very positive light. It was exciting, fresh, and attractive, and my updates helped a lot. The open houses were well-attended and the offers were quick to come in. He had expected aggressive offers and he created the listing that earned those offers.I was nervous about some offers over others, and he did a good job of presenting pros and cons of each, and we were able to make the deal with the buyer who most obviously wanted the property, and both sides made fair concessions to make the deal. He negotiated with my best interests in mind, and also understanding what was going to be reasonable and realistic to the other side.There was a little drama in the final go, but nothing serious - and Orion stepped up to solve problems using his own time and effort. When he made a committment to solve a problem, he solved the problem and didn't push it back on me. When we had bought our property, we had been annoyed that certain problems had been allowed to linger until they caused delays - and Orion made sure that never happened on our end.This entire process took over a year from the first showing with Orion to closing my sold property. He was communicative every step of the way and patiently met us at 10+ showings, and gathered info for at least that many additional properties that we saw on our own. It's a very stressful process and from the realtor's perspective, there is a lot of wasted time and fickle sellers (I actually withdrew an offer at one point, and I think other realtors might have been "I'm not dealing with this flake anymore" but he understood you have to be 100 percent invested with the purchase). Orion's energy, enthusiasm, and ability to troubleshoot and manage various personalities all led to successful outcomes at both ends of high-priced transactions where people are investing decades of their lives.

I was thankful he knew all that he did. He tolerated our ever changing minds on what we wanted and was helpful throughout the whole process. I would say, if you are utilizing a VA loan or are a first time buyer Orion will not steer you wrong.
