If it were possible to give Ildi a higher rating, we would absolutely do so. She is incredible, and there is no one else we would ever want to work with for listing, most especially for purchasing a home. In fact, wed go so far as to say she is a miracle worker (and we didnt believe in miracles...until now)!Some backstory: We had planned to purchase a home in 2022, but in February we learned that my husband's parents needed to move in with us. We were recommended and contacted Ildi and gave her our budget and what we needed. She calmly expressed that what we were looking for was going to be very challenging in the current market. We knew this to be true because we had checked for ourselves online and what we wanted was mostly well above our budget. She showed us homes that we could remodel to fit our needs that were in our price range, and talked with us about other creative ideas to get us where we wanted to be.On a whim, we learned of a house that was at the max of our budget, but had what we needed to house our family and our parents. We drove by the house and it was so much more than what we had hoped for, so beautiful that my husband initially assumed we should not even bother looking into it further. He assumed it was priced for a bidding war. We talked with Ildi who gave us good advice and ultimately convinced us to go for it. We had FHA financing and a fairly minimal down payment given the cost of the home. We had looked at some other homes, but none were move-in ready and would have required major remodeling to get us where we needed to be to house the whole family. Ildi discussed with us how to best structure our offer considering her knowledge of the market, the area it was in, and the initial cost of the home to begin with, and we went for it. We put our faith and trust in Ildi, and as it turned out, our offer was accepted. It was the only offer we'd put in to any house, anywhere, and it was accepted!Throughout the whole process, Ildi made sure we were taken care of. At one point, she even drove to the Sacramento County permits office to gather some info we needed to understand the house we were in escrow with. In so many ways, she went above and beyond. She had contractors come out to double-check things that other inspectors reviewed. She was extremely thorough. Ultimately, after all inspections, etc., we got the credits we needed and were able to close in 30 days. This was all very much due to how Ildi communicates and stays on top of all aspects of the process. Weve purchased and sold a home before and this process was nothing like those had been: This was PAINLESS, even in a crazy market with cash offers, etc., it was so smooth and free of frustration that we cant explain it other than to say it was due to Ildi working her magic (or miracles).We cant recommend Ildi enough.
