We enjoyed working with Niki. She sold our home during a pandemic in just a few short days! We were hesitant to even sell at the time, but she reassured us and made it happen. We love that she took professional photos and aerial photography as well. Her knowledge and expertise went a long way in getting the job done quickly and efficiently. I would certainly work with Niki again.
My wife and I debated on if we should even write a review. However, as a military family, we feel an obligation to the current/future residents of the Dayton area. We know many residents select potential agents remotely based on recommendations from friends and family. Therefore we have decided to share our personal opinion of our experience with using Niki Gulick (Reign) as our agent.As first time home sellers we were excited to select Niki Gulick (Reign) to be our agent which she co-listed with another agent from Reign. We were impressed by both her aggressive pricing strategy and willingness to negotiate a reduction to commission. And to be clear, our concern is not with the sale price (note: At the time of this review, Dayton homes are selling at record high prices). Our main issue with Niki is our perceived poor customer service and lack of timely support received during the selling process. In our opinion, these are the notable items we experienced/observed:1. Marketing materials were not delivered when promised, incomplete, and had errors.2. Items in the draft MLS were incorrect, luckily we caught this before the listing went live3. When we received an offer, Niki forwarded the contract with the subject line "Offer 1." There was no overview, no explanation of contingencies, and no analysis for each offer. We were forced to read through each contract ourselves, resorting to internet searches to explain to us what the contract terms meant. This happened on multiple offers.4. Niki did not talk to us on the phone to discuss all offer(s) in detail until 2-hrs before they expired. Of note, this was 4-days after receiving our first offer. 5. Once under contract, there was no e-mail on next steps. We had to ask for next steps before receiving any guidance.6. The buyer's agent notified Niki that the house had a short appraisal (both via e-mail and text). Niki did not notify us for more than 2.5 days after being initially notified. 7. When the buyer presented an offer to close the short appraisal, she offered no advice to us. Niki's response back to our frustration: "I did not come up with buyers offer, I merely just presented them."8. Once agreement was reached on the new sale price, Niki did not notify us that the paperwork was signed by all parties and we had to ask for updates.9. After asking what the title company needed for closing, Niki did not provide this information to us until 23 April even though it was sent to her on 2 April. 3 weeks earlier.This is a long way of saying the customer service experience with Niki was disappointing in our personal opinion. As an agent you can't hang your hat on a high sale price - especially during peak sellers' market. You should never be in a situation when you only talk to your clients on the phone a few times and use delayed text and emails responses for your only means of communication. Please pick up your phone and talk to them, guide and advise them through the process. And worst of all, don't just forward contracts to clients for them to figure the terms out for themselves. In the end we felt like we were the project manager for the most of the selling experience, giving regular Niki reminders, asking questions (many of which were not answered). And worst of all, even after closing, the buyer expressed frustration on how poorly Niki communicated with their agent.While we wish Niki nothing but the best, it is our hope that she realizes that the customer experience is often just as important as the sale price. She is extremely smart but we wish she would work on her communication and soft skills that clients deserve.
I absolutely hate to leave this kind of review. I thought I did a decent research for a realtor, so I don't understand how she has great past reviews & treated us so drastically different. Its hard enough to depart w/ a beloved home.. we never expected that our realtor would make it SO stressful, instead of facilitating the process. I hope this can serve as edification for Niki Gulick going forward.I wish she would have never taken us on as clients if she was overwhelmed to the point of completely neglecting us, or have simply let us go on to work with someone else. I could have understood that. It would have been the responsible & kind thing to do. Instead, crossing paths with Niki Gulick led to the worst professional experience of my life.There were plenty of red flags telling me to back out while I had a chance, but that I chose to ignore. I only ever saw her 1 time at the interview that she was 50 minutes late to, & never again. The day that our house goes live for sale, I don't get any response or sign of life from her until 10:30pm that night & 1:00am, very unprofessional, addressing us as aEURoecrazy kidsaEUR? by text. It was all downhill from there -- she coerced us from canceling our business w/ her due to the multiple offers that came in on day 1 while her sign was up in our yard, even though, beware: her contract had no mention of a cancellation policy anywhere on it; & only had my signature on it, my husband still had not agreed to it.She did absolutely nothing to help us, no guidance whatsoever. I had to figure out on my own what the "requests for showings" meant, how to accept, coordinate w/ buyer's realtors, etc. - she had no participation on our sale.We had so many people show up that I have on camera a buyers realtor say that he would have thought our realtor would have been available for questions since it was busier than an open house.When she did respond to me at nearly mid-night, she claimed I was overreacting about her disappearance which included her never showing up to deliver shoe covers for my brand new carpet.. but clearly, that alone was not the real issue. Her completely being MIA all day, for everything, was.Wish she would have simply apologized for negligence and done better going forward. My husband and I said we were willing to give her another chance, but till this day I never heard her once say she was sorry for having completely abandoned me throughout the entire process. She submitted a couple of offers late to us, but luckily the potential buyers were interested enough to willingly resubmit them w/ new dates.In order to get through to closing, when I noticed that my continued requests for help about the next-steps were going unanswered, we had to walk on egg shells the entire time to ensure she didnt further ruin anything for us. We were able to finalize closing because we communicated directly w/ the Title company & buyers realtor.I'm sure she may have done an ok job in the past since she was somehow able to open up her own realty company, but I think she's having too many issues at the moment that are clouding her judgement and getting in the way of maintaining professional conduct. I do hope things go better for her.Its misleading to see only good recommendations when our experience w/ her was so incredibly far from it. We trusted our home to her.. a major investment that financially impacts us aEUR" I also have children & am part of a family. I expressed all my concerns directly to her along the way. There was no respect or consideration for us & for our home. We were remorsefully unsatisfied - I cannot emphasize that enough. Our home located at 6521 Swissway Dr. 100% sold itself. Her name on my home sale should in no way suggest an endorsement. We can all do better as humans and I hope this cautionary review becomes water under a bridge for her one day. Being humble to acknowledge wrong can go a long way for others & for ourselves. Maybe one day I will regret sharing this & delete but for now, I simply dont wish my experience on anyone else.
Our experience with Niki was nothing short of amazing! The market was crazy but her persistence ensured that we would find a house we absolutely love. In addition to helping us find our home, she listed our previous property and it was pending within hours! We can't recommend Niki enough if you're looking to buy or sell in the toughest of market conditions.
Highly recommend Niki as a realtor. Helped me find a home within budget that I love. She was easy to work with and listened to my wants and needs. If you are in need of a realtor in Springboro area go to her!
Although we were not planning on selling our residence in 2020 but planning in 2021, we were surprised by a friend selling his for a very good offer. I looked locally at several realtors sites and decided on Niki Gullick of Reign Realty.Her reviews were very precise as she showed her expertise in guiding us through very professionally, like being a good friend. Her accuracy on the home selling price was a pleasant surprise to us.After a week and a half of residence preparation and a professional videographer sent to our residence by Niki, the house sold in just 7 hours the day of the release. Appraisals and closing were timely and great, being treated like a friend. If you're not sure you are ready to sell and are in need of someone with the experience and honest direction you should take, Call Niki!
I encourage you to let Niki sell or help you purchase your next home. She has sold two homes for me and the whole process could not have been easier. Not to mention my last house sold in under 6 hours on the market. Unbelievable! Give her a shot, you wont be disappointed.
We were referred to Niki by a friend and we could not have been happier! We were first time home buyers and she made the process as painless as possible. Plus, we were one of 6 offers the same day our house when on the market and we would not have won the contract without her expertise and direction! You will not be disappointed if you choose her as your realtor!

Niki was available 24/7 to provide fast an accurate answers for any question that came up. She was very knowledge of the market and sold our home for an amazing price. I would recommend her as a listing agent for anyone!
