We've owned several income properties through the years in different states that we've lived in. In addition, both my wife & I have had real estate sales licenses in Colorado, New Mexico, Arizona & Utah. My wife worked with an appraiser for nearly 2 years on both residential and commercial appraisals. I tell you this to to let you know that we are probably more comfortable and knowledgeable about real estate than the average home buyer or seller. We owned 2 four-plex apartment buildings in Warrensburg, MO, and had owned them for about 8 or 9 years. They set side by side. When we decided to put them up for sale, we sent letters to 10 Real Estate Offices in the Warrensburg area. The letters explained what we had for sale, requested a market and value analysis on the properties, and a detailed proposal describing how the firm would market these properties. We offered to meet with any interested firm to show them the properties and requested an answer as to their firms interest in participating. We also asked for a completed package in 30 days time, if the firm wanted to participate. Five of the firms never responded at all. One firm called us and explained that they had great experience, a stellar performance history, but they just didn't see any value in in putting it all down on paper as we had requested. The salesman assured us that we'd be completely satisfied with his firm and asked if he could come by and pick up an exclusive listing contract. The answer was no. An owner/broker from another firm called us to explain the she was very interested in participating, but had a prior engagement that would keep her away from her office for a little more that two weeks of the 30 days we had specified. She inquired as to the possibility of a short time extension of an additional week, to which we agreed. Four firms (including the firm requesting the extention) met with us to look at the properties. We received four proposals. Two of the proposals could not have taken 10 minutes to prepare. They each consisted of a multiple listing of current like properties, and the corresponding asking prices. One proposal mentioned the firm's connection to a national affiliation. The other proposal included a brochure of that firm's national affiliation. Neither proposal discussed how & where the firm would market our property, what media they would use. Both firms put a suggested starting price higher than we expected. Neither proposal reflected any individual analysis as it might relate to our properties. In the end, we had just two proposals to consider. One was barely adequate - it did address all that we asked for. Not much detail and not much specific analysis. The proposal also suggested that our target buyer was likely to be a local (25 mile radius) buyer. There was no mention of any items that we, as owners, might consider to enhance sale opportunities. They did suggest that as participants of several multiple listing groups, our properties would be more widely seen. Monica's proposal was outstanding! She addressed every detail that we had requested, and included her analysis of each item. She drew a number of specific conclusions as to the make-up of our properties, their saleability , price, and where she would market the properties. For each conclusion, she provided her rationale and for some things the "Pros & Cons" of following her suggestions. Her suggested asking price was supported by sound reasoning, but marked with a strong desire to sell quickly. Her starting price was higher than what we expected based on our own research. She also provided us with a list of prospective investors that she routinely works with. Most are in the greater KC area, but some are further afield. She also suggested that we could enhance our sales opportunities through some relatively minor enhancements and "spruce-ups". She took us out to look at other properties that were for sale or had just recently sold and pointed out small improvements that made big differences. We implemented all of her suggestions, and the total cost was just under five hundred dollars for all we did to both buildings. Some work we did ourselves. Big improvements.She also suggested a pricing structure that would reward a buyer who agreed to buy both buildings. Included in that idea was a lower commission structure. We ended up selling both buildings (separately)., for good prices. We received several offers, a few were very creative, and Monica helped us work through the process. She bird-dogged every detail and was worth every single penny she earned working on our behalf. I highly recommend her and would hire her firm to represent me in any real estate transaction I might entertain. She is one of the very best!!
Monica has an exceptional knowledge of both on and off market properties, as well as the community and neighborhoods in general. Her knowledge of the home buying process and options is outstanding, and she was even able to help point us in he right direction during an unexpected last minute crunch. Although Monica had other clients she was always patient, understanding, and took the time to answer any questions we had, making us feel like we were her #1 priority. We would not hesitate to use Monica again, or recommend her services.
