Miranda Mole helped sell my house that I owned with my mom during a very difficult time in our lives. We had to move due to a tragedy and we were dealing with the emotions associated with that. We will forever be grateful to Miranda for helping us through this difficult time. Selling a house is stressful enough. Miranda was the first agent to respond to our inquiries. She called back immediately and set an appointment at our earliest convenience. Communication and prioritizing clients are just two of her strong suits. Her knowledge of the Orangeburg market was spot on. We purchased our home in 2021 for only $60,000. I spent two years doing renovations and I suspected the value had increased. Miranda priced our home at $137000, which exceeded my dreams. We got asking price!!! It was on the market for three weeks. She arranged four showings the weekend after it was listed. Then we had about 5 showings a week until it sold. Every visit was well coordinated, even with last minute changes. She texted when that was best and called when that was required. Her salesmanship is impressive. She is assertive, energetic and knowledgeable, while being super kind and understanding to us AND the buyers. It was an honor just to watch her work. It was her experience and negotiating skills with other agents, banks, appraisers, inspectors and contractors that really makes her a formidable realtor. As I said we were emotionally stressed. Then we got the inspection, which initially seemed terrible. She calmed us down, and went through it item by item. The inspector wanted many things, like upgrading all of our 65 year old, but functioning wiring and replacing a perfectly good roof that doesn't leak. She was able to explain, negotiate and use just plain common sense, to eliminate almost all of the asked for repairs--including the request to repair termite damage even though the pest inspection noted that we did not have, or ever have termites! That was really cool. We did need some work done and Miranda has outstanding working relationships with excellent local contractors. She handled most of the communications. The contractors were quality, professional and completed the work a week before closing. What I will always remember about my experience with Miranda is how she always made me feel that I was her most important client. She answers her phone and responds right away to any text, email or call. Even though our house was a modest sale, she treated us like it was a million dollar sale. She worked as hard for us as she would for a sale that earns her three times as much. To me, this shows her character.
