The amount of gratitude I have for Sara, and Adnana as her director of operations, is difficult to fully express in words. Purchasing a home, especially a first home, is a massive and exciting milestone. The flip side is that it also comes with a distinct amount of stress, even in the most ideal and prepared circumstances. My situation as a buyer was a little unique aEUR" I was a friend buying with a friend, and the perfect place for us came on the market about 10 months before my ideal financial timeline to move forward with something. While there was a pathway for us to make a viable offer, it hinged on factors that I did not control. We needed some closing costs covered by the seller, and we had no ability to cover a gap in the appraised value, so we needed it to appraise at the purchase price. Sara had an hour-long conversation with me going back and forth on the offer we wanted to write, and then the waiting began. Our counteroffer came in on Mothers Day. I was at a restaurant with my own mom, and Sara was celebrating with her family in St. Augustine. She still called me immediately, and we decided to accept. She wasted not even a minute contacting a team member to send out the document for e-signature, and I got to finalize the offer for my first home in front of my mom. The next morning, I was immediately greeted by the most detailed and personable email from Adnana about what the process was going to look like for us. I was expecting an email on a timeline, but to have each step thoroughly explained and have additional recommendations for inspection companies and a trusted insurance broker is above and beyond. That level of care and detail went into every single task that Adnana took on for us in this process, leading up to a surprise visit at the closing to congratulate us. Before we could close, we hit a few hurdles given the factors our situation relied on. The inspection came back with a couple of items that needed immediate attention, and Sara spent 2 hours on the phone with me game planning the repairs to request on the RRTA. That hurdle got cleared due to follow up negotiations which Sara handled expertly. Then the appraisal came back. To everyones shock, it ended up valued at 13k less than what the house was listed at and similar homes in the neighborhood recently sold for. At this point, I thought there was no way we could get into the house. We certainly couldnt cover the gap, and we couldnt opt for less seller paid closing costs to try and negotiate meeting in the middle, because we needed those too. I mentally prepared myself to walk away and try again in 10 months, hoping that a similar home would be available at that time. A few days went by, and then Sara told me she had some news. She got the price dropped $13,000 to meet the appraised value, gave up none of the seller concessions from our original agreement, and had secured us an additional year of the home warranty held by the seller. I'm not sure there are many realtors that could have come back with that same result, another way that Sara separates herself from the pack. I write this review from my office in my new house, and Sara still checks in. My friend is downstairs babysitting the son of the 3rd friend we moved into the house with us. They are singing musicals, his mom was able to go to work without finding childcare, and I can take breaks during my workday by taking a few steps to my balcony overlooking beautiful trees with visits from cardinals and blue jays. Grateful doesnt even begin to cover it. Thank you endlessly to Sara and her team for making this our new reality. If you want someone who will fight for your dream even harder than you, this is the woman to call.
