Pat set a new low for bad experiences with a property manager. While the initial tour went well, and he seemed friendly, things quickly took a turn. The following day, he sent a series of aggressive texts, demanding a non-refundable deposit of $7,000 to "hold" the property. When I asked if he was referring to a security deposit, he backtracked and clarified that $6,000 of the $7,000 was non-refundable. This is highly unusual, as security deposits are protected under California law and are 100% refundable. The condition of the house was also terrible, with broken drawers and at least 10-20 scuffs, chips, and cracks in the walls, floors, and fixtures per room. He claimed his handyman had already fixed everything, but they clearly missed a lot. When I asked if we could document these issues before signing the lease, he refused, stating, "Sign the lease, pay the deposit, then I will fix those in the weeks after you move in." As a renter, Ive fallen for this before. Never sign a lease without a full inspection report and a signed agreement that all items will be addressed. To make matters worse, he ridiculed my wife for expressing excitement about moving forward, telling her, "What are you excited about? Theres no lease signed, and I dont have my deposit." I tried calling him, as texting was clearly not effective, but he refused, insisting that everything had to be in writing. My advice is that if you see a property with Pat Lane's name on it, I would just immediately disqualify it from your search.
