Our first attempt at selling our home didn't go well. The potential buyer was unable to obtain a mortgage, wven though he was supposedly vetted properly. Due to this fact, our probate attorney strongly encouraged me to find another broker. Although I don't place any blame on the realtor, who handled the first contract, I thought it easier to find another realtor than probate/estate attorney! The realtor referred me to Michael and his team. I had done some research as well, and Michael was one of three realtors I was considering. After speaking with all three, I chose Michael Canter. He was very professional from that first conversation to our post-closing "victory" talk. He was always very prompt in answering a phone call or replying to me via text. He always did what he said he was going to do without fail. Along the way, we had challenges come along and Michael was always able to navigate me through the issues and give best and worse case scenarios. Never did I feel any pressure from him to lower the asking price or do anything that could negatively affect the bottom line at the end of the closing. A brief example is one of the three realtors I was considering, wanted me to put in new carpet, paint all the walls and a few other small investments into the house. I tried to explain to her that this is an "as is" sale and that no additional funds would be sunk into the home. It turns out she wanted me to lower the price WELL below the market average, so when a possible bidding war occured and the house sold closer to the market average or above it, she would look great in future potential client's eyes - "just look at how much more I got for their house", type of sales tactic. Which turned me off immediately. Michael doesn't play games. He gives a realistic selling price with an explanation as to why he has arrived at it. There is flexibility, of course, for the seller to put it on for any price, but Michael knows Rockland real estate and certainly was dead-on with his prediction and proper initial selling price point. If you want a realtor to sell your home in a rapid manner, want an efficient and professional broker on your side that's not looking to use your home's marketing to further their career with little regard for us- the seller, and finally, is VERY prompt with his returning or answering of your phone calls/texts, then look no further - call Michael Canter to represent you and your home in this ever-changing real estate landscape. You won't be disappointed. You will be thrilled you did! Take it from a person that lives in Raleigh, NC and knew no realtor personally in New City. He handled everything and even cut the grass (yes - by himself, not some crew) prior to the listing going live. That's going above and beyond the normal call of duty and exemplifies the type of realtor you will get when you hire Michael.

Carol helped my wife and I find the best home to start our new family in. It was a crazy time in our lives (and in the real estate market) and she helped us navigate all the different challenges that come with both buying and selling a home. She went above and beyond in all aspects of real estate. She was always available for any type of question and would follow up about important items that needed my attention. We were originally attempting to sell our property ourselves. After several weeks, we realized it was not going to work well for a number of reasons. When we talked with Michael Canter, he was very "real" and no pressure and understood our needs. My wife and I were very pleased with Michael's friendly and cordial personality and honest approach with us that put us at ease from the start. He took charge but with a humble attitude. As time progressed, it was his professionalism, knowledge and level of communication with us, that made us sure it was a good decision to have him take care of listing and marketing our property. He kept us fully informed about all interest in the property and was willing to advise us but left decisions to us as well. His advise proved good each time. As we live about 200 miles from the property we were selling, when I received a phone call on the weekend by maintenance at the condo complex, that there was water dripping down into the basement below the condo we were selling, it was a bit of a panic as we had done considerable renovation in the condo. However I called Michael on Sunday and he simply said, "I'll go right over and check things out and call you back once I'm there". He did, all was well and we were relieved that the water in the basement was coming from somewhere else. Our property sold quickly, easily and at a price higher than our listing thanks to Michael and we would highly recommend him and his services to anyone in need of a realtor. This honestly turned into a wonderful experience for us.
