As a first time homebuyer, the entire search and purchase process was quite daunting, especially during the height of the pandemic. Working with Aaron made this experience simple, productive, and transparent. From touring locations on a flexible schedule, to wading through volumes of legal paperwork, Aaron helped me every step of the way. When we closed escrow, he even had one of his team members hand-deliver the keys as soon as they were ready. Aaron is incredibly friendly and professional, and I would recommend him and the Bellings Brothers team to anyone.
The Bellings Brothers helped us purchase a perfect first home for our growing family in an SF neighborhood--Noe Valley--that we never thought we'd be able to afford! Aaron was super personable, happy to work within our constraints (we received downpayment assistance from Landed), and very clear about what we could expect from the process. He was our strongest advocate the whole way and made the process surprisingly easy!
It took me ~4 years of casually looking, 6 months of very serious looking with the Bellings Brothers. When you're looking for a home, you never want to feel pressured or like a bother for your preferences. Aaron Bellings was ALWAYS available, never frustrated, always patient even when I changed my mind 100 times! I felt like his only client...except for when I toured with him and realized he had sold a home on nearly every street! He has a great professional attitude, amazing connections in the area, and a wealth of knowledge for you to lean on. Highly, highly recommend Aaron for anyone looking to buy in the Bay Area.

My husband and I sold our home remotely during COVID this past fall. We were so happy that we selected Michael and Aaron as our agents. They did a wonderful job of handling every part of the process - from strategizing about sale preparation and the ROI of home upgrades to project management of quotes, contractors and all moving pieces. Once we narrowed the condo we liked, he negotiated rigorously, multiple times, to help secure the deal while carefully managing our needs and sellers' price variability. He truly kept our interests in mind at every phase of the negotiation. My husband and I would recommend Belling Brothers and would love to work with them again whenever we move next.
My partner and I can't say enough great things about working with Aaron to find our home! We met Aaron & Michael a few years ago when we casually went to an open house they were hosting at a beautiful home in the Castro that I learned about after following them on instagram. Enter 2020. We had been SIP and my partner working from home in a small 1 bedroom for 7 months. It was stressful, but the good that came from it was that HE finally realized a need for change. We had been talking about moving to a bigger apartment but upon realizing that rents in SF (even though negotiable right now) were still the amount of a mortgage, we decided to contact Bellings Brothers and take the leap. From the beginning, Aaron listened to what our needs were and deciphered what was really important to us. He also had great references for loan officers and we talked to a couple before deciding and getting locked in at a great rate low rate, fixed mortgage. We enjoyed getting updates daily with new listings and how responsive Aaron was when we saw homes we liked. 2020 was a weird year, as y'all know, but we loved seeing the virtual tours online before viewing in person. When we saw places in person, Aaron was diligent in getting things signed and working with other agents to get us in as quickly as possible. As first time home buyers (in San Francisco), we had A LOT of questions. We also attended some of the virtual real estate information zoom talks that he and Michael put together. Aaron was so patient and extremely knowledgeable. We appreciated all his insight and foresight about the market here in SF and pushed us to think outside our comfort zone. With the market being so strong, we didn't realize just how quickly NICE places were selling, until we lost out on our first 'attempt' at a bid. Aaron knew and warned us but we took too long to put our offer together. We learned our lesson and when we saw our home, we knew we couldn't wait. First to view our condo, we submitted our offer that night. We were so thankful; Aaron did a great job negotiating for us with the sellers/listing agent and walking us through all the steps we needed to complete in order to make home ownership a reality. Like me, Aaron is a night owl, so I appreciated his late night text communication that gave me all the info to pass to my partner in the morning to get everything in order. We also appreciated his 'to do list' once we were in escrow. We knew what to expect and when. Once in escrow, it seemed like forever but was a quick 25 day close. After that, we were moving in the day after closing and key hand off. We've been in our condo for just over a month now and are truly LOVING the 'extra' space and storage as well as our new neighborhood, condo association and amenities. We've even welcomed a new family member, our kitten Archie, now that we have 'so much space'.
2020 was a weird year and despite the uncertainty, we noticed many people around the Bay Area buying homes to upgrade their personal work spaces while we were sheltering in place. My husband and I fell into this camp. This was the year, we decided, that we were going to take the plunge and become first time homeowners, in the Bay Area no less. I got the Bellings Brothers' names from a college friend of mine, and reached out to Aaron to dive into this extremely daunting process. From the very first conversation we had with him, Aaron put us at ease and assured us he would be there for us every step of the way. I approached our relationship with a bit of healthy skepticism, assuming all realtors make that promise initially. But Aaron absolutely, 100% delivered on his promise.Maybe it was because we had heard so many horror stories of house-hunting in San Francisco, maybe it was because my parents were going through a similar house-hunting process on the other side of the country and it was (honestly) a bit of a nightmare - but I was nervous that buying a house would be an extremely time consuming, harrowing task. Well it did take us a bit of time, but it was ridiculously painless because Aaron walked us through it every step of the way. A few examples of things that went great:-The first time we absolutely loved a house, Aaron was honest with us about the fact that the bid we were considering may not be competitive enough to seal the deal, but he encouraged us to go through with the offer anyways so that we could get familiar with the process (pre-approval, reading disclosures, signing the offer documentation, drafting an personal intro letter, etc). That first time was super nerve-wracking, but having Aaron walk us through the whole process helped us learn the ropes, even though we didn't end up getting the place.-As first time home-buyers, we had a lot of questions (especially since we were trying to buy during a pandemic). We wanted Aaron's opinion on everything, from working with lenders to how we should think through inspections, to how contingencies work. He always took great care in answering all our questions in great detail. I appreciated his patience and willingness to walk us through the basics. -Aaron was very proactive about sending us listings. Many were misses, but he took all feedback seriously, factored it in, and kept sending us more listings until we found the one we loved.-I think I always imagined that a realtor's job was done once they got an offer accepted for you, but after we got the offer accepted was when Aaron actually stepped up his game even more (didn't think it was possible...). In the days after our offer was accepted, there were a LOT of parties that needed coordinating with, a lot of documents to sign, and a lot of dates to keep up with. Aaron program managed the WHOLE thing and came in so so clutch for us. He was on top of all email correspondences, he followed up when we didn't hear back from someone, he kept us on track to meet all deadlines, he gave us clear next steps so we knew exactly what would be expected of us. This was probably the most value he added aside from getting us the actual dream home.-Last but not least - they say they treat you like family, and I do genuinely feel that they did that. From keeping in touch with us after the offer, to checking in on us after we moved, Aaron has made time for us, and we genuinely appreciate it.Things that could have gone better - -Wish we weren't in a pandemic :)-Sometimes Aaron would send us properties that were a bit over our price value, which could be frustrating because the places were AWESOME but simply more than what we wanted to spend. He was always super receptive to feedback and willing to adjust the searches, so I don't really even see this as a negative, more of him just testing out the waters with us.-That's really it.I would highly highly highly recommend these guys to any of my friends, especially first-time homebuyers.
These guys are the best! We've known Michael and Aaron since we moved to San Francisco, and when it came time to buy our first home, we knew we could trust these two SF natives. We worked with Michael during the search and appreciated his honesty, responsiveness, and effort to keep our best interests in mind. At one point there was uncertainty around meeting the closing timeline and the Bellings team pushed everyone to get it done in time and even got us a credit on the purchase price. In the end, we were able to buy a house that fitted all our needs in our favorite neighborhood. Towards the end of the sale, Aaron swooped in and helped answer a lot of questions that we had about the next steps after the purchase and made remodeling suggestions and great vendor recommendations. You will not regret your decision to hire these two. We can't recommend them enough!!!
