Answered Questions
I would always change locks when you buy a house. You do not know who all has keys to the house.
I would say anywhere is a good place to flip houses. Right now so many buyers are looking for a house.
Bathrooms are a great way to increase value in your home. Usually can get 60% more value with a bathroom remodel. I tell my clients remodel your house according to the neighborhood. Do not put high end in a medium price neighborhood. Be smart about remodeling.
In Alabama the commission rate is agreed upon when property is listed and the estimated closing documents reflect the commission rate as well.
In Alabama you can relist your house as soon as the contract between the agent is nullified. I would encourage you to reevaluate your listing.
Being upfront and honest about your ability to be the best agent for your needs. I think agents should always be truthful about being a part time agent with their clients and with other agents. As a full time agent we are needing answers as soon as possible. We can show houses and list houses in a timely manner.
Visit all times at the property and look at the neighborhood. Call the local police department and find out the crime rate. If you see people outside, stop and ask. Ask the Chamber of Commerce about the area. Do your due diligence.
Kitchens can add great value to your home. It will cost you some money upfront but you will reap the benefits in the long run.
