We sold our house in Arlington VA about a year ago. We want to recommend our extraordinary Realtor, Melody Abela, to anyone considering sale of a home in that area. Melody told us her strategy, and I was quite skeptical at first, but the results confirm how right she was. Melody advised us on small upgrades that have high leverage in buyers estimation of the value of the home. She provided lists of people whom she trusted to perform the work, although most of it was done by our own contractor, who is now on her list. As the home was empty, it was easy to paint and execute all the other upgrades inside and out in preparation for her staging the home. Melody developed a fairly complex schedule to get everything done in appropriate order, and she executed work, taking a tremendous load of concern from us. Ms. Abella sold a home for me during the late spring/summer of 2021. After approximately a first week of listing and not hearing anything but an initial listing notification, she replied back to me with a laundry list of things people (realtors and potential buyers) did not like about the home even to the color of the toilets and "clients did not like the bi-level layout". Less than two weeks into the listing she asked me to make a "price adjustment" by 54K less than the list price (who does that to the seller?). I said "No" in a nutshell. I had mentioned to her before listing that I was not in a hurry to sell at the listed price which we had both agreed to. She asked me again in a few weeks to relist and "re-launch" at a lower price and said she would do another "open house" at the lower list price. After the first offer from a potential buyer, I told Ms. Abella the lowest price which I would take for the home and asked that she not to share that information with the Buyer's Agent. The price the buyer's agent came back as a second offer from the buyer was the exact one which I had just disclosed to my Agent. What are the chances? She was not always responsive even when I provided her information which she requested regarding home renovators who assisted me for her current and future listings even re-requesting this information from me. There were a few positive things which happened along the way including the sale of the home in three months (list to settlement) but the negative things far outweighed the positive so I will leave it at that.
