This past year Ive read newspaper articles criticizing the high cost charged by realtors. I disagree. I dont know contract law, structural engineering, the local housing market, appraisal methods, or psychology. Its obvious I am not a realtor. Its difficult to put a price on this knowledge plus, just as important, being affable; Matt Burgan is a professional, and a pleasure to work with. I heard more than a few opinions, or aEURoeguesstimatesaEUR? to the house's price, so I hired an independent appraiser not associated with a real estate company. Matt Burgan arrived, looked, came in with a close to the same appraised price. His experience selling houses of similar condition, location, age-of-construction from the attic to the crawl space, were obvious. He instantly started to improve the appearance of the exterior, or its aEURoecurb-abilityaEUR?, borrowing a word from a big box, home improvement store advertisement. Same with the interior; he solely completed the final ten percent of the houses interior work, which would have taken me a long time to do. He got the house ready to sell. Then he staged it for showings aEUR" staging by matching the appearance as a get-away cottage on the beach for boating, fishing and eating blue crabs. In the first week of showing, five contracts were submitted. In a contract, aEURoeAs isaEUR? is not aEURoeAs isaEUR?. Once the contract is signed and settlement is pending, the buyers request repairs. Some are realistic but others, not so. An experienced realtor can filter out the not serious ones, then, separate the sane contractor costs estimates to do the repairs from the irrational. At settlement he resolved all issues, working with the title company well past normal business hours, into the night to prepare the final paperwork for the contract signing. I couldnt have done any of this with him.

Short story up front...Matt found us a buyer who offered $15K above our asking price four days before our MLS listing went active. We closed 22 days later. I couldnt have asked for a better experience! Read on to hear aEURoethe rest of the story.aEUR? Matt was an unknown to me and my wife. We had several other realtors we were considering reaching out to as the sale of our home loomed over the horizon, but we hadnt pulled the trigger yet. Where we learned about Matt was during our regular walks in the neighborhood. We started noticing his "Coming Soon" and "For Sale" signs popping up, and the homes always seemed to move quickly and at good prices. We decided to give him a look. We ran into Matt by chance during the primary elections at the local VFD Social Hall when we went in to vote. He was out front, supporting one of our local candidates. We chatted briefly and made arrangements to meet with him at a later date. When Matt showed up at our house, his aEURoeducks were all in a rowaEUR?. Hed done his research and, without even looking at our house, he recommended a $449K selling price. Id done my own market analysis and, had he asked me what my price was, I would have said something about $25K lower. I considered his price high, but said to myself that I could start there and always come down if need be and still be happy. Matts fee included a professional cleaning of the house and staging. Once staging was complete, his photographer came in and took 40 pictures of the property which were then posted to the MLS listing. We already had several showings scheduled based just on the aEURoeComing SoonaEUR? listing. The next day he received a sight-unseen offer at $15K above asking price. The day after that, four days before our listing was to go active, and showings were to start, we signed a contract. Twenty-two days later we closed the sale.
