1) What advice would you give a buyer trying to purchase a home?
The current inventory of available houses for sale in MICHIANA is very low, leading to increased competition from buyers for move in condition houses without deficiencies that can be financed. This often results in multiple offers submitted, frequently with sale prices above list price. I have the experience, skill, and knowledge of the MICHIANA market to guide and advise buyer clients how to best present an offer on a new or "hot listing". References are available upon request.
2) What advice would you give a seller trying to sell their home?
Average sale prices are increasing in all markets throughout MICHIANA. An accurate Market Analysis is necessary to ensure that you sell your house for the most amount of money, in a relatively short amount of time, OR that initial list price options lead to a sale within the seller's desired timing. I have the expertise to advise seller on any updating or repairs that can lead to increased profit potential when reselling. I question seller's to determine what specifically are their needs, preferences, and timing?
3) What types of clients have you worked with?
I have a large investor who purchases single family houses locally, updates & rehabs, then relists for a profit. We are purchasing houses in any price range, any location, if a satisfactory profit potential can be earned. I also have a professional relationship with Quicken Loans, and they refer preapproved buyers to me on a weekly basis. A large portion of my real estate sales in both Michigan & Indiana is derived from repeat clients' family & friends, or agent to agent referral of incoming or outgoing buyers and sellers in MICHIANA.
4) Describe a recent transaction you are fond of. How did it go?
I have been involved in numerous recent closings with "a story". Handicapped buyer paying CASH for house in Elkhart=5 offers submitted, my buyer is the offer that was chosen. 6 bedroom 3.5 bath large 2 story house in Kalamazoo that was rehabbed by my investor client. A local celebrity moving to Kalamazoo from Ohio now calls this cream puff 2 story HOME. VA buyer negotiates above list price for 1.5 story house in South Bend, near his employer Notre Dame. Minimal repairs are needed per the appraisal, and seller completes the repairs, house appraises above sale price, seller pays large portion of buyers' closing costs, buyer now owns for cheaper than renting.
5) How did you get started in Real Estate?
I was involved in the restaurant industry 8 years prior to becoming involved in real estate in 1999. I've always enjoyed dealing with the public. I genuinely want to help people. I derive much satisfaction helping buyers or sellers successfully get to a real estate closing table.
6) Do you have any special education or training that will benefit your clients?
I hold an Associate of Business Degree, Glen Oaks Community College. I hold 2 Brokers' licenses in Michigan, and 1 Broker license in Indiana. I earned the "Graduate of Realtor Institute" designation from the Michigan Association of Realtors. I am very detailed, smart, and diligent real estate agent. I frequently receive phone calls from fellow or competing real estate agents, asking for advice or clarification on a particular matter. I have twice been the Managing Broker for a local franchise, and local office. I am ethical, trustworthy, and honest.
